Re-rendering is often the right answer when existing render is failing across an elevation — but the new coat only lasts if the old one is removed properly and the reason it failed is fixed. This is a quoted project, not a quick hourly patch, because the scope depends on what lies behind the existing render. Here is how we survey, specify and stage the work.

When re-rendering makes sense

If render is blown across large areas, hollow-sounding under tapping, cracked in a network, or patched so many times the wall looks like a collage, repeated spot repairs are usually false economy. A full re-render gives the wall a uniform finish and resets its weather protection. It is also the moment to change the system — for instance, replacing a hard cement render that has trapped moisture on an old solid wall with a breathable lime-based system, or switching from textured to smooth finish.

The survey: understanding why it failed

Before quoting, we survey every elevation. We sound the existing render to find hollow and solid areas, check the exposed substrate where appropriate, and look for damp, salts, cracking and structural movement behind it. We inspect the details — sills, gutters, downpipes, flashings, vents and service entries — because water from any of those can destroy a fresh render within a season. We check ground levels against the damp course and note any vegetation or access issues around the house.

If the survey reveals structural cracks or bulging walls, those need a structural engineer's assessment before we render. We make the area safe and refer you rather than cover a movement problem with a new finish. Where damp or a leak is the culprit, that is remedied before the new render specification is finalised.

How the project proceeds

The existing render is removed back to a sound substrate, with dust and debris controlled and disposed of by prior agreement. The wall is prepared: cleaning, raking out joints, drying saturated areas, applying bonding coats or mesh where specified, and fixing beads and stops at openings and corners. New render is applied in the specified layers and finish, with proper curing time between each coat — that time is built into the schedule, not left to guess.

We agree a defined working day on the scope and explain how the work is staged. The estimate for the initial visit covers 480 minutes — eight working hours on site — within the agreed scope. Multi-day projects are staged elevation by elevation, with a clear record of which walls are complete after each day. If stripping the old render reveals something different from what the survey showed, we pause, tell you what we found and re-quote before proceeding. No surprise additions.

Weather, disruption and timing

Render needs dry conditions and frost-free curing, so dates are provisional around suitable weather — we tell you clearly if a forecast forces a delay rather than work into conditions that ruin the finish. Windows and doors are masked and protected, and scaffolding or tower access is used where the building needs it. The work is messy; we protect plants, paths and nearby surfaces, and agree waste handling with you before starting.

Aftercare and honest limits

A new render has no maintenance-free lifetime and we cannot guarantee against future cracking, settlement or weather damage. It may weather differently over time from adjacent areas, and early cracks should be reported and sealed before winter. Keep gutters clear, avoid pressure washing and inspect the finish each spring.

Booking your survey

Book through maintenance-men.com or by phone. You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full project cost is quoted and approved before work starts, with parts and materials quoted separately. Send photographs of the worst areas and tell us the house type, approximate size and finish you want so we can plan the survey.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

When old render is cracking, blowing or falling off, a fresh coat over the top will not save it — it has to come off and the cause dealt with first. Our survey maps the failure, checks the wall beneath, and gives you a project quote that covers preparation, removal, access, materials and the finish you want.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Job: Sinking Driveway

Questions people ask about re-rendering walls

Straight answers to the things customers ask most often before booking.

Can I just paint over old failing render instead of re-rendering?

Paint covers colour, not failure — it won't bond hollow render back to the wall, and cracks let water in behind the coating. If the render is generally sound, a local repair and repaint may be enough, but widespread hollowing or cracking calls for removal and re-rendering. Our survey identifies which you actually have before we quote.

What do you inspect before quoting a re-render?

We survey every elevation, sound the render for hollow areas, examine the substrate where appropriate, and check for damp, salts, movement, leaking gutters, sills, flashings and high ground levels. The cause matters as much as the finish — if a leak or structural issue isn't fixed first, the new render fails too. The quote spells out preparation, removal, access and the new system.

What if removing the old render uncovers a bigger problem?

We stop, show you what we found, explain the implications and provide a revised quote before doing additional work. If it is structural movement, we make safe and refer you to a structural engineer; if it is damp or a leak, that is addressed before the new finish goes on. You approve each step — nothing grows quietly in the background.

How long will re-rendering take, and will weather delay it?

Most houses take several working days because old render must be removed and new coats need proper curing time. The estimate for the initial visit covers 480 minutes — eight working hours — within the agreed scope, and your quote sets out the staged project. Weather can delay the work; dry walls and frost-free curing matter more than hitting a date.

How much does re-rendering a house cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full project cost is quoted and approved before work starts, with parts and materials quoted separately. Re-rendering is surveyed and priced as a project, including preparation, waste, access and the finish specified, rather than guessed from a phone call.
