Where a chimney passes through a roof, the junction has to be waterproofed with lead flashing — stepped and apron flashing on the roof slopes, a soaker system or cover flashing dressed into the brick joints. It is a detail that concentrates rainwater on every side of the stack, and it is one of the most common leak points on any roof with a chimney. When it fails, water often travels down the inside of the chimney breast or along the rafters before staining a ceiling some distance from the stack.
Why chimney flashing fails
Lead and mortar age at different rates from the roof and the stack itself. Mortar joints into which cover flashing is dressed crumble and let the lead pull free. Lead cracks where it has been dressed and redressed over decades, splits at fatigue points, and tears in high winds. Soakers corrode or slip out of position. The stack itself can crack its pointing or its render, letting water into the junction from above. And cement-based repairs done badly in the past often simply move the leak a little further along.
How we diagnose a chimney leak
We start with the evidence indoors: staining on the ceiling near the chimney breast, damp patches on the chimney wall in an upstairs room, or damp in the loft around the stack. Then we inspect the flashing, soakers and mortar joints externally from ladders or safe access, and the stack itself — pointing, render, pots and any damage above that could feed water down to the junction. We will not walk fragile roofs or improvise access, and where the chimney's height or roof condition needs scaffolding for safe work we will say so plainly and quote accordingly. Where staining suggests the water is entering higher up the stack rather than at the flashing, we will tell you — flashing repairs that ignore a saturated stack do not solve anything.
How flashing is repaired properly
Repairs depend on what has failed: re-dressing lead that has lifted or cracked at its fixing, re-pointing or raking out and re-making the mortar joints the cover flashing sits in, replacing cracked lead or corroded soakers with correctly sized lead to current good practice, and re-bedding anything mortared that has let go. Where leadwork has been patched repeatedly, replacing the flashing set is usually better value than another patch. Everything is quoted and approved before work starts, and we will tell you if the stack itself — rather than the flashing — is the source that needs attention.
Safety and access
Chimney work means working at height around a rigid structure, and access is often the biggest part of the job. We use appropriate access equipment, never improvise, and will be straightforward when scaffolding is the safe route. If you are tempted to check the flashing yourself from a ladder in damp weather, please don't — wet lead and mossy slates are treacherous.
Aftercare
Check the chimney breast ceiling after heavy rain for a season, and watch for damp on chimney walls in upstairs rooms. Mortar joints and leadwork benefit from being included in a periodic roof check, because a joint that is starting to crumble is far cheaper to re-point than to repair after it has admitted a winter of rain.
Booking your visit
Call Maintenance Men or book through maintenance-men.com. Say where the damp or staining appears — ceiling, chimney breast, loft — and when it worsens. Photos help us plan access and materials. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of the flashing repair is quoted and approved before work starts, with lead and materials quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Most chimney-related leaks are not the stack itself but the flashing around it — and that is good news, because flashing is usually repairable without major work. We diagnose whether the water is entering at the lead, the mortar joint or elsewhere, and repair the real cause with your approval.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about chimney flashing leak
Straight answers to the things customers ask most often before booking.
Can I reseal chimney flashing myself?
Flashing repairs need working at height on a potentially wet, mossy roof plus correct leadwork techniques — smeared sealant or external mortar over a failing joint usually just hides the leak for a season. Leave the access and the leadwork to someone equipped for it; diagnose first, repair properly, once.
What do you check around a leaking chimney?
The cover and apron flashing, soakers, the mortar joints the flashing is dressed into, the stack's pointing and render above, and the leadwork's condition generally — plus the indoor staining pattern to confirm where water is actually entering. Sometimes the culprit is the stack above, not the flashing.
Will you need scaffolding to fix my chimney flashing?
It depends on the roof's height, pitch, condition and the chimney's size. Many flashing repairs are done safely from ladder access, but some genuinely need scaffolding — and we will not improvise unsafe access or walk a fragile roof. We assess and tell you which applies before quoting.
Why does the leak show on the ceiling away from the chimney?
Water entering at the flashing runs along rafters, down the chimney breast void or across the underlay before finding a way through the ceiling, so the stain can appear a metre or more from the entry point. That is why we diagnose from the indoor evidence and the stack together rather than patching what is nearest.
What does chimney flashing repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
