Where Boiler Leaks Come From

Water appearing under or around a boiler can originate in several places, and pinning down the exact source matters because the repairs differ so much:

  • External pipework and joints — compression joints on the flow and return pipes, isolation valves, and the filling loop are all common weep points, especially where fittings have corroded or been disturbed.
  • Pump seals — the circulating pump, often accessible on the water side, develops leaks at its shaft seal or the pump head gasket as it wears.
  • Pressure relief discharge — water dripping from the small copper or plastic pipe running outside is the relief valve discharging, which usually points to over-pressurisation or a failed expansion vessel rather than a failed valve.
  • Automatic air vent — these can jam open and pass water steadily from inside the casing.
  • Internal seals and heat exchanger joints — inside the casing, seals age and joints weep, often only noticeable once a puddle forms below.
  • Corrosion — older systems with neglected inhibitor develop internal corrosion that attacks joints, pump housings and heat exchangers from within.

Act Before the Drip Grows

A leak never stays the same. Seepage at a joint washes away thread sealant and corrodes the fitting, so a weep becomes a drip and a drip becomes a stream — often at the worst possible moment. Water inside a boiler casing sits above or beside electrical components, and prolonged damp can damage the PCB long after the original seal failed. There is also the damage to your property: ceilings, floors and cupboards beneath a leaking boiler all suffer quietly. Catching a leak early almost always keeps it a repair rather than a replacement.

Making Things Safe Before We Arrive

If the leak is active, switch the boiler off at its controls and isolate the electricity at the consumer unit if water is dripping near any electrical component and you can do so safely. If the leak is from a pipe or valve with an isolation valve, closing it may stop the flow. Never open the boiler casing or attempt to tighten or remove anything inside it, and never isolate the gas supply unless you can see and safely operate the meter valve and have been advised to do so. With the system off and cool, a leaking boiler poses far less risk while you wait for us.

How We Diagnose the Leak

We dry the area, run the system and watch where water actually appears, because gravity often carries drips away from the true source. We check external joints, valves and the filling loop first, then assess whether the discharge pipe outside is passing. If the source is internal, we identify which component is involved as far as possible without breaching the gas side, and distinguish a water-side component we can repair from gas-side parts we cannot. We also check why a relief valve is discharging if that is the cause, since replacing the valve without fixing the pressure problem just leaves you with the same fault a month later.

Repairs That Stop the Drip

On the water side we can replace compression joints and seals, replace or repack pump seals and pump heads, replace passing isolation and filling loop valves, and repair corroded pipe sections. If a relief valve is discharging, we find and fix the pressure cause — recharging or replacing the expansion vessel, for instance — and replace the valve if it has been damaged. Internal components such as sensors and accessible water-side parts may also be within scope. Anything involving the gas valve, burner, heat exchanger seals behind gas components or the flue is not — there we give you a clear written summary and recommend one of the trusted Gas Safe registered engineers we work closely with to finish the job lawfully.

After the Repair

Once repaired, we repressurise to the manufacturer's specification, check inhibitor levels and top up if the system has lost significant water, and advise a follow-up glance at the pipework and gauge over the next few weeks. Any parts fitted are quoted separately and matched to your boiler's make and model.

Booking the Leak Repair

Contact us with the boiler's make and model, roughly where the water appears, and whether the discharge pipe outside has been dripping. Same-day visits may be available when our diary allows, though we never promise one. You pay a booking fee when you book, labour is charged hourly at a rate depending on how soon you need us, and the full cost is quoted and approved before work begins. We cover the West Midlands.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Water dripping from a boiler always means something, and the sooner it is traced the smaller the repair usually is. Leaks range from a weeping pipe joint outside the case to an internal seal or valve failure. We will find the source, make the area safe and repair everything on the water and electrical side, referring you to a trusted Gas Safe registered engineer if the leak sits behind gas-side components.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about boiler leaking water

Straight answers to the things customers ask most often before booking.

What should I do straight away while waiting for you?

Switch the boiler off at its controls, isolate the electricity if water is near electrical parts and you can do so safely, and close any isolation valve on the leaking pipe if one is accessible. Put a container under the drip. Do not open the boiler casing or touch any gas components — leave the internals to a qualified engineer.

Why is water dripping from the pipe outside my boiler?

That is the pressure relief discharge pipe, and water from it means the safety valve has opened. Usually the real fault is high pressure from a failed expansion vessel or an overfilled or over-pressurising system, not the valve itself. We trace the pressure cause first, because swapping the valve alone rarely solves it.

Can you repair a leak inside the boiler casing?

Some internal components sit on the water side and are within our scope, and we will tell you plainly if that applies. Parts involving gas components — the gas valve, burner or heat exchanger areas that require gas-side work — are not, because we are not Gas Safe registered and never carry out gas work. For those we refer you to a trusted Gas Safe registered engineer we work closely with.

Will a small leak damage my boiler if I wait a while?

It usually does. Persistent damp corrodes pipework, valves and electrical components, and water reaching the PCB can turn a small seal replacement into a control-board replacement. Repairing leaks early is one of the cheapest ways to extend a boiler's life.

How much will the repair cost?

A booking fee is paid when you book, and the hourly labour rate depends on how soon you need the visit. Once we have diagnosed the leak we quote the full cost of the repair, which you approve before we start. Parts and materials are identified and quoted separately if they are required.
