How motion detectors behave
Different detectors respond to movement and environmental conditions in different ways. A heater, direct sunlight, draught, reflective surface, moving curtain or pet may influence some devices. A sensor can also be loose, dirty, damaged, poorly aimed or affected by a depleted battery or wiring fault. A blank indicator does not necessarily mean that the device is dead, and a single activation does not establish that the sensor itself is defective.
Assessment in the room
We identify the detector and its role in the system, ask about the reported symptom and look at its height, angle, nearby heat sources, windows, furniture and normal room use. We review the panel's zone information, check battery or power status and examine the mounting and accessible connections. Testing is done within the equipment's intended use. Where pets are present, we consider their size and typical movement rather than promising a detector setting that will suit every circumstance.
What can be changed
A sound sensor may only need a secure fixing, careful repositioning or an appropriate setting adjustment. If its electronics, lens or wiring are damaged, replacement with a compatible detector may be the better option. Coverage can change after furniture or room layout changes, and a more complete reconfiguration may require a separate survey. We explain the trade-offs and seek approval before any work. We cannot guarantee coverage in every corner or eliminate every environmental trigger.
Safe steps for the homeowner
Keep the sensor unobstructed and avoid pointing heaters or fans directly at it if the manufacturer advises against that placement. Do not open the housing, alter wiring or tape over the lens. You can check the display and user instructions, and replace a user-serviceable battery only where the manual explains how. If an unwanted activation occurs, record the zone and room conditions instead of repeatedly silencing or disabling the alarm.
Work, scope and approval
We agree the boundaries of a visit with you and explain what is included before work begins. The booking fee is paid when you book. Labour is charged hourly at a rate that depends on how soon you need the visit. We quote the full cost of the proposed work before starting, with parts quoted separately, and wait for your approval. If checks reveal another fault, a need for additional access or a larger project, we explain that scope and provide a separate quote before proceeding. An estimate is not a promise that a repair will be possible in one visit, that parts are in stock or that a particular completion time can be met.
Checks, limitations and next steps
We explain the checks carried out, the result and any uncertainty or limitation that remains. Approved work is tested to the extent practical for the equipment and access available. No repair can guarantee that a component will never fail again, and an alarm is not a guarantee against burglary. We do not provide police response, monitoring-station services, insurance approval or certification. Where a monitoring service is involved, it operates under a separate contract with the provider; confirm its account, signalling and response arrangements with them. If the issue concerns mains wiring or another trade, we explain the boundary and recommend suitable help rather than undertaking work outside the agreed alarm scope. If false activations occur, we investigate likely causes such as batteries, sensors, pets and placement rather than advising repeated silencing or disabling.
Arrange a visit
To book, share the panel make and model if known, the exact display message or affected zone, when the problem began and any recent power, building or household changes. A clear photo of an indicator can help, but do not include alarm codes or passwords in an unsecured message. Mention pets, shared-property permissions, access restrictions and any separate provider involvement where relevant. We attend homes across the West Midlands. Same-day availability may be possible depending on the diary, but it is not promised; we confirm the appointment time and agreed scope with you.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A movement sensor may miss activity, signal a fault or trigger when a room is empty. The right response depends on the sensor type and what is happening around it. We check the device in context and explain any limits, rather than simply moving it or increasing sensitivity without understanding the cause.
What our customers say about our Security & CCTV service
5 out of 5 from 7 reviews
Would use again
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.
Job: CCTV Installation
Second time we have used them
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Backup Battery Fault
Exactly what was quoted
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.

Questions people ask about faulty motion sensors
Straight answers to the things customers ask most often before booking.
Can I clean or move the motion sensor?
Keep it unobstructed, but do not open, cover or rewire it. Follow the manual for any user-serviceable battery and arrange a check if the fault continues.
What do you check on a motion sensor?
We review its location, fixing, surroundings and panel zone, then check its power or battery and accessible connections. We consider environmental triggers and pets as part of the assessment.
Can I increase sensitivity to fix missed movement?
A supported setting may be considered after diagnosis, but increasing sensitivity is not automatically suitable and may create unwanted triggers. We explain the effect before making approved changes.
Can pets cause a motion sensor fault?
Pet movement can affect some detector types, depending on size, placement and room layout. We assess the actual installation and do not promise a setting will prevent every activation.
How is the price worked out?
A booking fee is paid when booking. The hourly labour rate depends on how soon you need the visit. We quote the full cost before work starts for your approval, with parts quoted separately.
