First, Control the Water

Turn the water off at the stopcock if it is safe and reachable. That limits how much more can enter the heating circuit through the filling loop or feed tank. Switch the boiler off at the controls, and do not operate electrical switches that are wet or near water. If water is running near a consumer unit, socket or light fitting, keep well clear and turn off the electricity at the main switch only if you can reach it without touching water.

Catch what you can with buckets, towels and trays, and move furniture, electrical items and anything valuable out of the way. If water is pooling in a ceiling, place a container beneath and make a small hole to let it drain in a controlled way, provided it is safe to do so. Do not stand on a wet floor to reach switches, and do not try to undo pipe fittings to stop the flow.

If water is near gas appliances or you can smell gas, leave the property and call 0800 111 999 from outside. A suspected gas leak is never a booking for us.

What Counts as a Major Leak

A major leak is one where water is escaping faster than a drip, where it is damaging the fabric of the building, or where it is near electrical equipment. It might be a failed joint that has let go, a split pipe, a radiator valve that has been knocked, or a component inside the boiler casing. The distinction matters because the response is different: a drip can wait for a booked visit, while a running leak needs isolating now.

What We Do When We Attend

This job is estimated at an hour, which reflects an initial attendance to isolate, assess and stop the immediate loss where possible. We locate the source, confirm the system is safely isolated, and decide whether a repair can be made on the spot or whether the system needs draining and a larger repair booked. We check for damage that affects safety, particularly water near electrics, and tell you plainly if an electrician is needed before the heating is restored.

Where the leak is a failed joint or valve, we can often repair it during the visit. Where a pipe has split beneath a floor, or the boiler's internal components have failed, the work may need to be staged, with the system left safely isolated until parts and access are arranged.

Repairing and Refilling

Once the leak is stopped, we repair or replace the failed component, test the repair under pressure, then refill, add inhibitor if needed, bleed the radiators and check for further weeps. Refilling a system that has lost a lot of water introduces air, so bleeding is not optional. We also check the pressure relief valve, because a major loss can be caused or accompanied by a valve that has lifted and will not reseat.

Damage and Making Good

Water damage is not always visible immediately. Staining, swelling skirting and damp patches can appear days later. We will point out what we have seen, but we do not carry out building repairs, plastering or decoration. If a ceiling has sagged or a floor has lifted, that needs separate attention, and we will say so rather than leaving you to discover it.

Parts and Cost

Parts are identified and quoted separately: pipe, fittings, valves or a replacement component. Because this is an emergency-type attendance, the initial visit is priced as a defined piece of work and any larger repair is quoted before it proceeds. We will not start extensive work without your approval.

Preventing the Next One

After a major leak it is worth reviewing why it happened. Corroded pipe, missing inhibitor and repeated pressure loss are common threads. A magnetic filter, fresh inhibitor and an annual look at visible joints reduce the risk. If the system has lost pressure repeatedly before the failure, that was the warning, and we will discuss how to monitor it going forward.

Safety

Do not run the boiler with the system drained or at very low pressure. Do not use a naked flame to check for leaks. Keep water away from electrical accessories and call an electrician if anything has been soaked. Maintenance Men does not carry out gas work; if a gas-carrying component is involved, we isolate what we safely can and refer to a Gas Safe registered engineer.

Book Emergency Attendance

Call us with what you can see, whether the water is still running, and your boiler make and model. We cover the West Midlands and will prioritise a running leak where our diary allows, though we cannot promise an immediate arrival. The booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost of any repair is quoted and approved before work begins.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Booked 14+ days ahead

£25 booking fee

then £85 per hour of labour

Best value. Book the slot now, pay the smallest booking fee.

Booked within 48 hours

£100 booking fee

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Same-day call-out

£220 booking fee

then £45 per hour of labour

Urgent problems: standing water, no heat, no power, leaks.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A major leak is frightening, especially when water is coming through a ceiling or running near wiring. The priority is to stop more water entering and keep everyone safe, not to find the fault immediately. Once the escape is controlled, we can trace the source, repair what has failed and check that the system is sound before it is refilled.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about major heating system leak

Straight answers to the things customers ask most often before booking.

What should I do first if a heating pipe bursts?

Turn the water off at the stopcock if it is safe, switch the boiler off, and keep clear of anything electrical. Catch the water, move valuables, and call us. Do not try to undo fittings or use a flame to find the leak.

Will you attend immediately?

We prioritise running leaks where the diary allows and may have same-day availability, but we do not promise an immediate arrival. If the situation is dangerous, particularly with water near electrics or a gas smell, call the appropriate emergency service first.

Can the leak be repaired in one visit?

Often a failed joint or valve can be repaired on the spot. A split pipe under a floor or an internal boiler component may need the system isolated and a staged repair, which we quote before proceeding.

Do you repair water damage?

No. We stop the leak and check the system, but plastering, decoration, flooring and structural repairs are outside our scope. We will point out damage we notice so you can arrange the right trades.

How much does emergency attendance cost?

The booking fee is paid when you book, and the hourly labour rate depends on how soon you need the visit. The initial attendance is a defined piece of work, and any larger repair is quoted separately for your approval before it starts.
