First, Limit the Damage

If water is running or dripping, turn the water supply off at the stopcock if it is safe and reachable, and switch off the boiler at the controls. Put a bucket or towel underneath, move anything electrical clear of the drip, and lift what you can off the floor. Do not stand in water to reach a switch, and do not open any electrical accessory that has been soaked. If water is coming through a ceiling, pierce a small hole in the bulge with a bucket underneath rather than letting the weight build, provided it is safe to do so. If the leak is near a consumer unit or any wiring, keep well clear and call an electrician or the emergency services if there is any sign of burning.

A heating circuit is usually fed from a small tank or a filling loop, so switching off the mains supply limits how much more water can enter. It will not empty the system, but it slows the loss and buys time.

Where Heating Pipes Leak

Heating pipework fails at predictable places. Compression joints are common culprits: the olive can crush unevenly, the nut can loosen as pipes expand and contract, or the joint was never quite tight. Soldered joints can weep if the pipe was damp or dirty when made, and older solder can crack with movement. Push-fit fittings rely on an O-ring that hardens over time, and they are less tolerant of debris and of pipes that are not cut square. Corrosion is the other main cause: steel pipe in a system without inhibitor rusts from the inside, and copper can fail where flux residue was left behind.

Location matters as much as material: joints under floors, behind plaster and beside radiators are the usual suspects. Microbore pipe has thin walls, so a partial blockage and a pinhole often appear together. Pipe damaged by a nail or bent too sharply can fail years later at the stress point.

How We Trace It

We ask where you have seen water, how quickly it appears and whether it is worse when the heating runs. On site we inspect visible joints, valves and pipe runs near the damp for staining, crusting and green deposits. Where the leak is hidden, we isolate sections and watch the pressure to establish which leg is losing water, which is usually faster than opening floors speculatively.

We are honest about access. If the leak is beneath a tiled floor or inside a wall, we will explain what needs opening up before we start, and we will not promise a repair without it.

Repair Options

A failed compression joint can often be remade with a new olive and nut, or replaced with a fresh fitting. A pinhole in copper can be cut out and a new section soldered or press-fitted in. Corroded steel may need a longer section replaced. Where a pipe has been damaged by a nail or a screw, a local repair is usually possible if there is enough access. Push-fit fittings can be replaced with the same type or converted to a compression or press connection. Whatever the method, we test the repair under pressure before refilling and running the system, and we check for weeps at both ends.

Parts are quoted separately, and we confirm sizes and materials before ordering. Making good, such as refitting boards or patching plaster, is not automatic; we will say what we will and will not reinstate.

Limits and Safety

Maintenance Men does not carry out gas work. If a leak is on a gas pipe or a gas-side boiler component, we do not touch it: gas pipework is Gas Safe territory, and we will say so plainly and recommend a registered engineer. If you can smell gas, do not use switches, flames or appliances; open doors and windows if safe, turn the gas off at the meter only if you know how and can reach it safely, leave the property and call 0800 111 999 from outside.

We also cannot guarantee that a repaired system will not develop a second leak elsewhere, particularly where pipework is old and corroded. If several joints are failing, replacing a run may be better value than repeated repairs, and we will give you that view honestly.

After the Repair

Refilling to the correct cold pressure and adding inhibitor protects the repair and the rest of the system. We will check the gauge before we leave and show you what to look for over the next few days. If the pressure falls again, note the rate and call us rather than topping up repeatedly.

Book a Leak Repair

Have your boiler make and model, the leak location if visible, and any photos ready. We cover the West Midlands and may be able to attend the same day, though we never promise it. Booking fee payable up front, labour is billed hourly at a rate set by how soon you need the visit, and you approve the full quoted cost before any work starts.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Water where it should not be is unsettling, particularly when it is near a ceiling, a socket or a boiler. The first priority is to limit the damage, then to find exactly which part of the circuit has failed. We will help you make the situation safe, trace the leak to a joint or section of pipe, and give you a clear quote for the repair rather than a vague promise to sort it.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about leaking heating pipework

Straight answers to the things customers ask most often before booking.

What should I do right now if a heating pipe is leaking?

Turn the water off at the stopcock if it is safe to reach, switch the boiler off, catch the drip and keep anything electrical clear. If water is near wiring or a consumer unit, stay clear and get professional help. Then book a visit.

Can a leaking joint be repaired without replacing the pipe?

Often yes. A compression joint can be remade with a new olive, and a small pinhole can be cut out with a short section spliced in. We assess the pipe condition first, because repairing corroded pipe can simply move the problem along.

Do you work on gas pipes?

No. Maintenance Men is not Gas Safe registered and never carries out gas work, including gas pipework. If the leak involves a gas pipe, we will explain that plainly and recommend a Gas Safe registered engineer.

Will you lift floors and make good afterwards?

We will discuss access before starting and tell you what needs opening up. Reinstating flooring or patching plaster is agreed separately rather than assumed, so there are no surprises when the repair is finished.

How is the price worked out?

The booking fee is paid when you book, and the hourly labour rate depends on how soon you need the visit. We quote the full cost of the repair and you approve it before work begins. Any pipe, fittings or valves are identified and quoted separately.
