The membrane is your flat roof's weatherproofing, whether it is traditional torch-on felt, a single-ply rubber sheet or an older bituminous system. When it is damaged, everything beneath — decking, insulation, joists, and eventually your ceiling — is next in line. The key question on any membrane repair visit is not "can we patch it" but "is this membrane worth patching".
How flat roof membranes get damaged
Physical damage comes from foot traffic, fallen branches, impact from ladders and work by other trades, and sharp objects — a split can start from something as small as a screw left on the roof. Ageing does the slower work: UV breaks down the surface, the material loses elasticity, blisters form where moisture or poor bonding lifts the layers, laps lift at the seams, and the upstands at parapets, vents and skylights crack where they flex with temperature. Frost accelerates every small opening. Once one seam lifts, water works along the bond line and the failures spread.
How we assess membrane damage
We examine the whole membrane, not just the visible tear: seams and laps, upstands and flashings, blistered or hollow-sounding areas, the condition of the surface generally, and any ponding that may be shortening its life. We check the deck beneath where damage suggests water has already entered. The verdict falls broadly into three honest categories: an isolated defect in a sound membrane — repairable with a lasting result; clustered defects in an ageing membrane — repairable but with realistic expectations; or a broadly perished membrane — where patches will keep failing and renewal is the honest recommendation, quoted as a project after survey. Access matters: we will not walk a fragile or waterlogged roof, and where the roof needs proper access equipment we will say so.
How a sound membrane is repaired
Repairs are material-specific. Felt systems are patched with compatible torch-on or bonded materials over properly prepared, dry surfaces — a patch stuck to a damp or dusty membrane fails quickly, which is why preparation matters more than the patch itself. Single-ply systems are repaired with matching material and the correct welding method. Upstands and flashings are re-detailed so water cannot track behind them. Where the deck beneath a tear has suffered, that is addressed too — sealing over a rotten deck preserves nothing. All work is quoted and approved before it starts.
When rain is coming in now
If the membrane has failed during wet weather, we make the area safe and can fit temporary sheeting as an honest interim while the permanent repair is quoted and conditions allow. Temporary cover is exactly what the name says — not a fix, and never presented as one.
Old roofs and asbestos
Older flat roofs, particularly on mid-century extensions and garages, may incorporate asbestos-cement sheets or old bituminous products; if we suspect asbestos we will not disturb it and will recommend testing and specialist removal before work proceeds.
Aftercare
Keep foot traffic off the repaired area, keep outlets and gutters clear so water does not stand on the membrane, and check after heavy rain. If new blisters, splits or lifted laps appear, tell us early — small membrane defects are quick to fix and expensive to ignore.
Booking your visit
Call Maintenance Men or book through maintenance-men.com. Describe the damage you have seen and where the roof leaks indoors, and send photos if you can. What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about flat roof membrane damage
Straight answers to the things customers ask most often before booking.
Can I repair a flat roof membrane myself?
Small tears with a DIY repair product are tempting, but repairs fail when the surface is damp or dirty, the material is incompatible or the true entry point is elsewhere — which on a flat roof is often metres from the indoor stain. A diagnosed, properly prepared repair is the version you only pay for once.
How do you decide whether to repair or replace the membrane?
We examine the whole roof, not just the tear — seam condition, blistering, upstands, flashings, ponding and the deck beneath. One or two isolated defects in a sound membrane repair well; widespread perishing means patches will keep failing elsewhere, and we will say plainly that renewal is the honest option.
Will the repair be visible and will it match?
On felt systems a patch is usually visible as a slightly different surface, and colour matching single-ply membranes is not always exact. What we prioritise is compatibility and a watertight bond rather than cosmetics, and we will tell you what the finished repair will look like before quoting.
My membrane is blistered all over but not leaking yet — do anything?
Widespread blistering means the membrane is ageing and its remaining life is finite; it is not an emergency, but it is a head's-up. We can assess it, tell you its realistic condition, and either repair problem areas now or help you plan renewal before the first ceiling stain arrives.
What does flat roof membrane repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
