Same-day water too hot

Urgent jobs can often be booked for today. Ask when you book and we will confirm the slot before you pay anything.

15 service areas

Birmingham, Coventry, Dorridge and 12 more across the West Midlands.

If hot water has become hotter than usual, treat the change as a safety concern rather than a comfort setting. A thermostat or control may not be regulating as expected, but a mixing valve, cylinder arrangement or local outlet can also affect delivered temperature. Maintenance Men assesses accessible hot-water thermostats, controls, cylinders, immersion arrangements and water-side pipework. Electrical work is limited to tasks within competence. We do not carry out work on a gas boiler’s combustion or gas side; if that area is implicated, we refer to a trusted Gas Safe registered partner.

Reduce the immediate scald risk

Warn household members not to use unexpectedly hot taps without care, and supervise children and anyone vulnerable around outlets. Do not test the water with a child or rely on a quick hand check. If there is a normal user control with a clearly understood setting, avoid further increases and record its current position; do not dismantle it or make uncertain adjustments. Do not remove an immersion cover or open a boiler casing. If the water is dangerously hot or the system behaves unpredictably, stop using the affected outlet until it can be assessed. Tell us whether every tap is affected, whether the temperature changes after a heating cycle and whether anything was recently adjusted.

Separate stored temperature from tap temperature

The stored water and the water delivered at a particular tap may be governed by different components. We identify the system arrangement and assess accessible controls, thermostat condition, cylinder exterior, relevant valves and visible pipework. Where a blending or tempering valve is fitted, its role and accessible condition may be relevant to why tap temperature differs from cylinder temperature. We can make suitable electrical checks on an immersion arrangement within competence and with safe isolation. We do not adjust or test gas appliances, burners, gas valves or flues. If a gas boiler’s gas or combustion side may explain the behaviour, we stop and recommend a Gas Safe partner.

Choose a remedy that preserves safe operation

A control fault, thermostat problem or failed mixing component may require different work. We describe which part of the system appears responsible and whether a compatible replacement is available. We do not advise bypassing temperature controls or removing a safety feature to make a symptom disappear. Any proposed part is identified and quoted separately, with compatibility and availability checked where possible. More extensive cylinder or pipework changes may need a separate estimate and staged work. If a specific cause cannot be established at the first visit, we explain what remains unknown instead of promising a particular fix. The full cost and scope are agreed before any repair starts.

What the visit can and cannot include

The assessment covers the reported temperature issue and accessible water-side components. It is not a gas service or a full system commissioning, and it does not include work outside our competence. A hot-water system linked to a gas boiler may have both water-side and gas-side elements; only the former can be considered by Maintenance Men. Our trusted Gas Safe registered partners handle gas work directly. Please mention unusual noises, a control that appears to stick, previous repairs, and any water leak or electrical trip. This context helps us determine whether the visit is suitable and whether urgent safety steps are needed first.

Book with the temperature symptoms

Book online and describe how hot the water seems, which outlets are affected and when the change began. Include visible model information only if it can be read safely without taking anything apart. The booking fee is paid when booking. The hourly labour rate varies with how soon the visit is needed; we explain the full cost and obtain your approval before work starts. Parts and materials can be quoted separately. If water is dangerously hot, prioritise keeping people away from it and tell us clearly when arranging the visit.

Book online for a hot-water temperature assessment; mention any scald concern so the situation is clear from the outset.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Water that is unexpectedly very hot can create a real scald hazard, especially for children and anyone who cannot react quickly. A thermostat, control or mixing component may be involved, but the cause needs checking rather than an improvised adjustment. We assess the system and explain safe next steps.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Job: Airlock in Hot Water System

Questions people ask about water too hot

Straight answers to the things customers ask most often before booking.

What should I do if the hot water is dangerously hot?

Keep children and vulnerable people away from the affected outlets and do not test it on anyone. Avoid uncertain adjustments or removing covers; report the risk when arranging assessment.

What parts might you assess?

We can assess accessible thermostats, cylinder and immersion controls, and water-side mixing or distribution components as appropriate. Work is limited to safe, competent scope.

Will you adjust gas boiler components to lower the temperature?

No. We do not adjust gas or combustion components. If those are implicated, we refer the work to a trusted Gas Safe registered partner.

Can a tap deliver hotter water than expected even if the cylinder control seems normal?

Yes. Mixing arrangements or a local outlet issue can affect delivered temperature. The system layout and comparison of outlets help identify where the difference arises.

How much will corrective work cost?

The booking fee is paid when booking; the hourly labour rate depends on how soon you need the visit. We quote the full cost before work and get approval to proceed; parts or materials are quoted separately.
