What the base seal actually does
Around the bottom of a toilet there should be a flexible bead between the ceramic pan and the floor. Its job is narrow and honest: it stops splash water and cleaning products seeping under the pan, keeps the floor edge hygienic, and makes cleaning easier. What it does not do is hold the toilet onto the floor, stop it rocking, or contain the water in the waste system — that is the work of the fixings and the waste connection underneath, which sit out of sight and out of a cosmetic seal's reach.
The check that matters before any sealant
If a toilet rocks, the first question is why. Sometimes the floor is uneven and a couple of shims under the pan solve it; sometimes the pan's fixings have failed; sometimes the pan itself is cracked; and sometimes the waste connection to the pipe is not seated properly, letting water escape with every flush. Sealing over any of those is exactly the wrong move — a neat bead around a moving or leaking toilet hides the evidence while the problem quietly gets worse. So before we open a cartridge we press the pan, check the floor around it and look for any sign of water tracking outwards after a flush. If we find movement we cannot safely correct, a damaged pan or any sign the waste connection is failing, we stop and say so.
The reseal itself
Where the pan is sound and sitting properly, the reseal is straightforward. The old bead is cut away completely, the joint between pan and floor is cleaned and dried — including the ring of grout or tile edge that old sealant has stained — and a sanitary-grade silicone, tolerant of cleaning products, is applied around the base and tooled to a clean finish. We leave the pan alone while it cures and tell you when it can be cleaned and used normally. The whole job is usually done within an hour's visit.
When we will not simply bead it
If your toilet needs its waste connection renewed, that is plumbing work and we will refer you to a plumber rather than seal around a fault. If the pan is cracked, a seal only slows the leak while it spreads under the floor — a replacement is the answer. If the floor beneath is rotten or the tiling is lifting, that needs looking at before any seal is applied. We would rather tell you a job needs a different trade than hand you a tidy-looking problem that resurfaces in a month.
What to have ready and how to look after the seal
Clear the floor around the toilet and move any cleaning caddy or bin away before we arrive. Do not mop the floor in the hour before the visit — a dry joint matters more than a freshly washed one. After the reseal, stick to the curing time we leave with you before mopping or scrubbing the base, and avoid bleach-heavy cleaners directly on the bead; a mild bathroom cleaner and a soft cloth keep it looking new for years. If you ever see the seal lifting or staining brown from underneath, that is your early warning to have it looked at again.
Booking a toilet base reseal
When you book, mention whether the toilet rocks, leaks or has been reinstalled recently — that detail shapes the visit, because a rocking pan may need diagnosis before any sealing. Same-day visits may be available depending on the diary. The booking fee is paid on booking; the hourly rate depends on how soon you need us; and the full cost of the work is agreed with you before we start. Materials such as the silicone itself are quoted separately if needed, so you know exactly what you are approving.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A discoloured or missing bead around the base of your toilet looks bad and lets splash water seep underneath. But sealing is only right if the pan is sound and sitting still — a rocking or leaking toilet needs diagnosing first, not a cosmetic bead over the fault. We check before we seal, and we will tell you plainly if the problem is one for a plumber instead.

Questions people ask about toilet base sealing
Straight answers to the things customers ask most often before booking.
Could I reseal the toilet base myself?
Applying a bead around a sound, stable pan is within most people's reach. The risk is not knowing when not to: a rocking pan, a cracked bowl or a weeping waste connection needs diagnosis, and sealing over it hides the problem while it worsens. If you are confident the toilet is sound, DIY is reasonable; if it moves or there is damp around the base, get it looked at first.
What do you check before sealing a toilet base?
We press the pan to test for rocking, look at the floor around it for movement or water tracking, and check for any sign the waste connection is escaping after a flush. Only when the pan is sound and still do we strip the old bead, clean and dry the joint, and apply a sanitary-grade silicone.
What if the toilet is rocking or the pan is cracked?
Then a cosmetic bead is the wrong answer and we will not do it. Minor rocking on an uneven floor can sometimes be corrected with shims, but a cracked pan needs replacing and a failed waste connection is plumbing work for a plumber. We will tell you exactly what we found and who should deal with it.
Will you need to disconnect the toilet?
Not for a straightforward reseal — the work is done with the pan in place and undisturbed. If the check suggests the waste connection or the pan itself is at fault, disconnecting becomes plumbing work we would refer rather than attempt. You will know which situation applies before we touch anything.
How much does toilet base sealing cost?
A booking fee is paid when you book and the hourly labour rate depends on how soon you need the visit. The full cost of the agreed work is quoted before we start and approved by you. If silicone is needed, it is quoted separately from the labour.
