Why Flooded Electrics Are Different

A few spots of rain inside a fitting is a repair. Standing water that has submerged or soaked electrical equipment is another matter altogether. Floodwater carries dirt, silt and contamination that settle on every surface, and it reaches places a brief wetting never does — inside sockets, along cable runs, into distribution boards and behind walls. Even after the water drains away, the residue keeps conducting, keeps corroding, and keeps the equipment unsafe.

What To Do Immediately

If outdoor electrical equipment has been flooded, switch the affected circuits off at the consumer unit — if you can reach it safely and it is itself dry. Do not walk through standing water to get to a consumer unit, and do not touch any equipment that is still wet or submerged. Do not be tempted to "test" anything by switching it on once the water level drops. Keep everyone, especially children and pets, away from the flooded area until the electrics have been declared safe. Then book an urgent visit.

What Happens If It Is Switched On Too Soon

Energising flooded equipment risks immediate short circuits and arcing, and can damage equipment that might otherwise have been saved. Contaminated residue on terminals causes leakage and corrosion that continues long after the surface looks dry. In the worst cases, re-energising a flooded circuit creates a shock risk for anyone touching nearby metalwork, taps or appliances. The safe sequence is always: isolate, inspect, test, dry, repair, then restore power.

How We Assess a Flooded System

We start by confirming that the affected circuits are dead and will stay that way until we say otherwise. Then we work through everything the water reached: distribution boards and consumer units, sockets and switches, lighting fittings, cable runs and any equipment such as pumps or freezers. Each item is opened, cleaned, dried and tested with insulation and earth-fault instruments. Some items — notably anything that was fully submerged, such as sockets or boards — usually need replacing rather than cleaning, and we will say so plainly with a firm price before proceeding.

How We Restore Your Power

Sound items are dried, re-terminated and tested. Items that cannot be trusted are replaced with weatherproof (IP-rated) equipment, sited higher or better protected where flooding could repeat. Where the supply arrangement itself made the flooding worse — for example a consumer unit at floor level in a flood-prone garage — we will advise on repositioning it as part of the repair. Power is restored circuit by circuit, each one tested under load before the next, so you never have an unproven circuit live. Finally, we walk you through what was replaced and what to watch for.

Aftercare and Future Flooding

If your property floods repeatedly, a few measures reduce the damage next time: raising sockets and equipment above likely water levels, choosing fittings that tolerate damp, and knowing exactly which switches isolate the outdoor circuits. We will label your consumer unit clearly so that in a future flood you can isolate the outside without hesitation. Ask us about this during the visit — it costs nothing to point at the right switches.

When to Call Us

Book urgently after any flood that has reached electrical equipment, and again if anything behaves oddly afterwards — tripping, flickering, warmth or smell. Even equipment that appears to work after drying should be tested before being trusted.

Book a Flooded Electrics Assessment Today

We cover the West Midlands and treat flooded electrical systems as priority work, with same-day appointments wherever we have them. Call as soon as the water has dropped enough to work safely, and tell us what was affected and how deep the water reached. We will have your outside electrics tested, repaired and back in service as quickly as it is safe to do so.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Flooding changes the rules completely. When water has stood over or inside outdoor electrical equipment — sockets, lighting, shed or garage supplies — nothing should be switched back on until the whole system has been checked. We isolate the affected circuits, test every component that has been under water, and restore power only to what is proven sound.

Does what it says on the tin

No complaints about the work itself — clear explanation, sensible advice, fair price. Booking online was easy enough once I found the right job page.

Job: Smoke Alarm Replacement

Fixed it, but took longer than expected

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Job: Flickering Outdoor Lights

Turned up when they said

Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Questions people ask about flooded outdoor electrical system

Straight answers to the things customers ask most often before booking.

The water has drained away — can I switch the power back on?

Not until the equipment has been opened, cleaned, dried and tested. Floodwater leaves conductive residue on everything it touched, and equipment that looks dry outside can still be live and leaking inside. Switching on early risks shorts, shock and destroying items that could have been saved. Wait for a proper test.

Can I dry the equipment out myself with a heater or hairdryer?

Gentle ambient drying in a ventilated space is fine and helps, but directed heat onto electrical equipment can crack insulation and drive moisture deeper. More importantly, drying does not remove the contamination or prove the insulation is sound. Let it air-dry by all means, but leave the testing and decisions to us.

Is it dangerous to walk through the flooded area?

Yes, while any part of the electrical system there may still be live — water conducts, and submerged or wet equipment can energise the water itself. Keep out of the water, don't touch wet electrical items or metalwork near them, and isolate the circuits at the consumer unit only if you can reach it safely and it is dry.

What will this cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how quickly you need us. The full cost of the work is quoted before we start, so you approve it before any tools come out.

Will everything flooded have to be replaced?

Not necessarily, but anything that was submerged — sockets, boards, sealed fittings — usually will be, because their internal condition can't be verified after contamination. Cable that stayed above the water line and was merely splashed often tests sound. We test each item individually and only replace what genuinely can't be trusted.
