Extractor fans are electrical appliances wired into your home's fixed installation, and many fan problems are at root electrical problems: no supply, unstable supply, faulty switching, damaged or deteriorated connections, or circuit faults that show up when the fan runs. This page covers the electrical-fault diagnosis and repair side of extractor fan work, which needs more time and test equipment than a mechanical fix.
What counts as an electrical fan fault
Typical presentations include: a fan with no supply even though the circuit appears live; a fan that runs weakly or slowly because of a poor connection; switching that has failed internally; connections that have overheated – visible as discoloured or melted insulation around terminals; a circuit or RCD that trips when the fan is used; and wiring that previous work has left incorrect or unsafe. Bathroom fans in particular live in a damp environment, and terminations in that environment corrode and heat over years. Any of these needs proper testing to diagnose, not guesswork.
Warning signs that need prompt attention
Treat these as priorities: a burning smell from the fan, switch or ceiling; scorch marks or melted plastic around the fan or its switch; a breaker or RCD that trips repeatedly when the fan runs; the fan slowing, stuttering or stopping hot; or any sparking. In these situations stop using the fan and switch it off at the isolator. Don't keep resetting a tripping device – repeated resets hide a fault that needs finding.
How we approach electrical diagnosis
Our engineer works with proper test instruments, not assumptions. We measure supply at the isolator, at the switching point and at the fan terminals; inspect terminations for tightness, corrosion and heat damage; test switching and any timer or humidity controls; and assess the circuit feeding the fan, including its protective device, to check the fan is correctly protected. Where we find degraded or overheated connections, we repair them properly – re-terminating, replacing damaged cable sections where accessible, and correcting any incorrect earlier work – rather than masking the symptom.
Repairs to current standards
Electrical repairs are carried out to current wiring standards, with appropriate earthing and bonding arrangements verified as part of the work. If the diagnosis reveals something beyond the fan circuit itself – a consumer unit issue, a broader wiring problem, or work requiring certification beyond a straightforward repair – we'll explain exactly what we found, what we recommend, and quote the scope before proceeding. We don't invent extra work, but we also don't leave a genuine safety issue unmentioned.
What this visit doesn't cover
This is a diagnosis and repair visit for the fan and its supply circuit. It doesn't include a full property rewire or consumer unit replacement, and if those turn out to be needed we'll explain and quote them as separate, staged work. Installation of a new fan is covered separately where that's the better route.
Testing after the repair
Where we carry out electrical repairs, we test the circuit after the work to confirm the fault is properly cleared – not just that the fan runs again. Insulation and continuity checks confirm the repair is sound, and we'll explain the results so you know the circuit has been genuinely restored rather than temporarily persuaded to work.
Booking an electrical fan diagnosis
Contact Maintenance Men with the room, what the fan does or doesn't do, and especially any history of tripping, smells or scorching – that history shapes the diagnosis. Same-day visits may be available. We'll diagnose with proper tests, explain the fault in plain English, and quote the repair for your approval before starting.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
When an extractor fan problem goes beyond the fan itself – wiring, connections, switches or the circuit supplying it – the work needs proper electrical competence and testing equipment. We diagnose the electrical side systematically, repair faults to current standards, and explain clearly what was wrong and what it took to put right.

Job: Tumble Dryer Not Starting Cycle
Good job, slightly late
Solid work. Hourly rate feels fair for the amount of work involved and everything was tested before they left. Would book again.
Job: Toaster Not Working
No mess left behind
Really straightforward. It had been bothering us for weeks; diagnosed properly, fixed the same visit, and the price was exactly what was explained when booking. Can not fault it.

Questions people ask about extractor fan electrical fault
Straight answers to the things customers ask most often before booking.
My RCD trips every time the fan runs – can I keep resetting it?
No. A device that trips repeatedly when the fan runs is protecting you from a fault – often moisture ingress, damaged insulation or a degraded connection. Keep resetting it and you're repeatedly re-energising a fault. Leave it off and get the circuit properly tested and repaired.
Are bathroom fan electrical repairs different from other rooms?
Yes – bathrooms are damp environments and their electrical work must meet stricter zoning and protection requirements. Terminations in bathrooms commonly corrode and overheat over the years. Repairs there are carried out to the relevant standards for bathroom zones, which is exactly why the work needs a competent person rather than a DIY approach.
What do you test during an electrical fan diagnosis?
We measure supply at the isolator, switching and fan terminals, inspect connections for heat damage and corrosion, test switching and control modules, and check the circuit and its protective device are appropriate for the fan. Testing is done with proper instruments, and we explain findings as we go.
Is a burning smell from the fan an emergency?
It needs prompt action: switch the fan off at the isolator and don't use it. If you see flames or smoke, that's a 999 call – otherwise book a diagnosis urgently and describe the smell when you do. Burning smells from electrical fittings mean overheating, which will escalate if ignored.
What does an electrical fault diagnosis cost?
You pay a booking fee when booking, and the hourly labour rate depends on how soon you need the engineer. Electrical diagnosis takes longer than a mechanical check, so allow for that. After diagnosis we quote the full repair, including any parts, and work only proceeds once you approve the cost.
