Sinking is a ground story. Patios settle when the sub-base was too thin or poorly compacted, when water washes fines out from beneath the slabs, or when the ground itself — fill, clay, old made-up ground — compresses over time. Decks sink when posts were set shallowly, rotted at the base, or planted in ground that moves seasonally. The surface is just the messenger.

Why surfaces sink

Water is usually the accomplice. A downpipe discharging beside a patio, a slope feeding rainwater under the slabs, or drainage that has failed will undermine a base faster than age ever will. Frost lifts and drops the ground cycle after cycle. Near trees, roots and drying clay pull the ground down too. Knowing which of these is at work decides whether the fix is local re-bedding, rebuilding a section of base, improving drainage or something bigger.

How we assess it

We look at the pattern of the sinking — one corner, a strip, the whole area — because the pattern points at the cause. We check falls and drainage around and across the surface, look at where water enters the ground, probe the edges and lift slabs or boards where needed to inspect the base or frame. If the movement looks significant or ongoing — wide cracks, rapid change, structures close by — we will recommend a structural engineer's assessment rather than guess. We would rather tell you that early than sell a cosmetic fix over a moving foundation.

What the fix looks like

Small local settlement can often be corrected by lifting and re-bedding slabs on a properly compacted base. Sections undermined by water may need the base rebuilt and the water problem dealt with at the same time — there is little point re-laying a patio that the same downpipe will undermine again next winter. Deck posts may need deepening, renewing or better support. Larger or whole-surface work is quoted as a project after the survey; a visit estimate covers a defined working day on an agreed scope, and multi-day work is staged.

Honesty about limits

We cannot guarantee against future settlement — ground that has moved once can move again, especially with our West Midlands weather. What we do is fix the cause we can find, rebuild properly where needed, and tell you clearly what risk remains. No one can promise a patio will never move; anyone who does is selling confidence, not construction.

When to call

A dip that holds puddles, a step that has appeared between slabs, or deck posts that have visibly dropped all merit an early look — the longer water works underneath, the bigger the eventual job.

Prevention worth knowing

The best protection against sinking is managing where water goes. Downpipes that discharge beside or across a paved area, gutters that overflow in heavy rain, and ground that slopes towards the surface all feed the movement you are paying to fix. When we correct your patio or deck we will point out any water sources feeding the problem, and dealing with them — even something as simple as redirecting a downpipe — often matters as much as the groundwork itself. Watch new repairs after the first few heavy rains and tell us promptly if anything moves again.

How to book

Book via maintenance-men.com or by phone. The booking fee is paid when you book, labour is hourly at a rate that depends on how soon you need us, and the full cost is quoted and approved before work starts. Helpful details: when the sinking started, whether it worsens after rain, and anything you know about the ground or the original build. Materials are quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

When a patio dips or a deck starts to sink, the problem is almost never the surface — it is what is underneath it. We investigate the cause before quoting anything, because lifting a sunken slab over bad ground simply postpones the same problem. You approve the plan and the cost before work begins.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about sinking patio or deck

Straight answers to the things customers ask most often before booking.

Can I lift and re-lay a sunken slab myself?

One slab that has dipped can be a reasonable DIY job if you are comfortable mixing bedding mortar — but if several areas are sinking, or the same slab dips again, the base or drainage underneath is the problem and it will keep recurring. Repeatedly re-bedding over bad ground is a job that never ends.

What do you check when something is sinking?

We map where and how it has settled, check surface falls and drainage, trace where water is entering the ground, and lift slabs or boards to inspect the sub-base or deck frame and post foundations. The pattern of movement usually tells us more than the depth does.

Is a sunken patio dangerous?

Uneven surfaces are a genuine trip hazard, especially in low light or on edges where slabs have stepped apart, and ponding water turns to ice in winter. Until it is fixed, be careful after dark and treat visible steps between slabs as the hazard they are.

Will the sinking come back after repair?

We are straight with you: if the cause was ground movement or water, there is always some chance of future settlement, and we cannot guarantee against it. What we do is correct what we can find, rebuild the base properly, and deal with the water where it is within reach — which is the best honest protection available.

What will putting this right cost?

You pay a booking fee when you book and labour is charged hourly at a rate that depends on how soon you need the visit. After the survey we quote the full cost, which you approve before work starts; materials such as slabs, aggregate or posts are quoted separately, and larger jobs are staged over agreed working days.
