A concern about gas supply to a hot-water system must be handled by a Gas Safe registered engineer. Maintenance Men does not inspect, test, adjust, disconnect or reconnect gas pipework, valves, burners, combustion or gas supply. We can arrange referral to a trusted Gas Safe partner, who will assess and quote any gas work directly. Do not book a routine Maintenance Men visit for a suspected gas leak. If you smell gas or suspect a leak, take the emergency steps below immediately.

If you smell gas or suspect a leak

Do not use electrical switches or appliances, and do not light flames or smoke. Open doors and windows if it is safe to do so. Turn off the gas at the meter only if it is safely accessible and you know how; do not put yourself at risk or search for it in an unsafe area. Leave the property and call the National Gas Emergency Service on 0800 111 999 from outside. The service is available 24 hours. Do not re-enter until you have been advised that it is safe. A suspected gas leak is an emergency and is not a normal Maintenance Men booking.

No gas inspection by Maintenance Men

We cannot verify whether a gas component, gas pipe, supply, burner or boiler combustion system is faulty. We will not attend to inspect gas fittings or attempt a gas-side diagnosis. Do not remove an appliance casing, adjust a gas valve, reconnect a pipe or use a flame to look for a leak. A lack of hot water by itself does not prove that gas supply is the cause; the symptom could also arise from water-side or electrical components. However, if you suspect gas, the emergency procedure and Gas Safe referral take priority.

How referral works

When there is no immediate gas emergency, contact Maintenance Men online and tell us the system type, the reported concern and whether any gas smell or other warning sign is present. We can arrange referral to a trusted Gas Safe registered partner. That partner is responsible for the gas assessment and any gas work, and will provide their own scope and quotation directly. Maintenance Men does not perform, supervise, certify or commission the partner’s gas work. If a separate, clearly non-gas water-side or electrical fault also exists, we can discuss whether it is suitable for our own assessment, but that must not delay emergency action or be used to inspect the gas side.

Keep occupants safe while waiting

Do not use the suspected appliance if a gas leak or unsafe gas condition is suspected. Keep others away from the area and follow instructions from the emergency service or registered engineer. Do not re-enter to retrieve belongings or switch off equipment. If anyone feels unwell, has breathing difficulty, dizziness, confusion or other serious symptoms, get outside into fresh air and call 999 for a medical emergency; seek medical advice. Never describe carbon monoxide as having a smell: carbon monoxide is odourless. If a CO alarm sounds, get everyone outside and do not re-enter until the property has been checked and you are advised it is safe; call 0800 111 999 about a suspected appliance or CO emergency.

For a non-emergency water-side concern

If there is no smell, suspected leak, alarm or immediate safety issue and the concern is limited to hot-water delivery, a separate water-side assessment may be appropriate. We can consider cylinders, immersion heaters, thermostats, timers and accessible pipework within our competence, without inspecting gas components. Book online only for that clearly non-gas scope and describe the symptoms accurately. The booking fee is paid when booking; the hourly labour rate depends on how soon you need the visit. We quote the full cost for approval before work starts; materials or parts may be quoted separately.

Suspect gas? Leave and call 0800 111 999 from outside. Do not make a normal Maintenance Men booking for a suspected gas leak.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about gas supply issue to hot water system

Straight answers to the things customers ask most often before booking.

Will Maintenance Men inspect the gas supply or boiler gas parts?

No. We do not inspect or alter gas components. We arrange referral to a trusted Gas Safe registered partner for assessment and any gas work.

What should I do if I smell gas?

Do not use switches, appliances or flames; open doors and windows if safe, turn off gas at the meter only if safely accessible and you know how, then leave and call 0800 111 999 from outside. Do not re-enter until advised safe.

Is a suspected gas leak a normal booking?

No. It is an emergency, not a Maintenance Men appointment. Call the National Gas Emergency Service on 0800 111 999 from outside the property.

Can you still assess a separate immersion or cylinder problem?

A clearly separate non-gas water-side or electrical issue may be within our scope, but it must not delay emergency action or involve inspection of gas parts. We discuss suitability separately.

What does a referral or separate visit cost?

For any eligible non-gas visit, the booking fee is paid when booking and the hourly labour rate depends on how soon you need the visit. We quote the full cost for approval before work starts; the Gas Safe partner quotes their gas work directly.
