What actually causes a ceiling leak
Nine times out of ten the water is coming from the room above, not the roof. A failed seal around a bath or shower tray lets water track under the flooring with every use. A cracked waste pipe connection, a leaking toilet pan seal, a radiator valve that weeps under pressure, or a pinhole in an upstairs supply pipe all produce the same result downstairs. Where the ceiling sits directly under a roof, missing tiles, failed flashing, blocked valleys and overflowing gutters are the usual culprits. Cylinders, immersion heaters and sealed heating systems add another set of possibilities.
Why the stain keeps growing
Ceiling plasterboard is porous, and it gives little warning. A damp patch on ceiling that feels cold or slightly soft is already wet through, even if it looks like a dry mark from below. Once wet, it holds moisture, softens and sags, and the paper facing gives mould a surface to colonise. Water also runs along joists and can appear in a completely different room from the source, which is why guessing at the visible patch usually fails. If the leak is intermittent — only after showers, or only in heavy rain — the damage may look stable for days and then spread suddenly. Joist ends and ceiling fixings can be affected long before the board itself gives way.
How we diagnose the source
We start by asking when the stain grows: after baths, after rain, overnight, or constantly. That single answer often halves the search. We work the way a leak detection plumber should: isolate first, measure second, open up last. That means shutting off upstairs services, taking moisture readings across the ceiling and the floor above, and using thermal imaging to see where water is tracking through the structure. Where a waste or supply pipe is suspected, we lift a small section of floor covering or a floorboard to inspect it directly. This is hidden water leak detection done in a sensible order, so we are not chasing a stain around the room. Roof-side causes are checked from outside where access allows, and we will tell you honestly if the fault sits with the roof rather than the plumbing.
How we repair it
If the cause is plumbing, the water leak repair itself is usually straightforward once the source is known. We repair or replace the failed section — a waste connection, a trap, a valve, a pan seal or a length of supply pipe — then pressure or flow-test it before closing up. Where the ceiling board is soft, stained or sagging, we remove the damaged section and fit new plasterboard so the repair does not fail later. The area is left sound and ready for filling and painting. We photograph the source and the repair so you have a record for any insurance claim.
Preventing a repeat
Re-seal baths and shower trays as soon as the silicone lifts or discolours, and avoid silicone over old silicone. Keep the bathroom extractor working and clear, because trapped moisture attacks everything above and below. Clear gutters before winter and check flashing after storms. If a ceiling stain has dried but the outline remains, note the date and watch it — a faint watermark that grows after rain is telling you something specific.
When to call us
Call immediately if water is dripping near a light fitting, socket or consumer unit; switch the circuit off at the board first. Book same-day if the stain is spreading, the ceiling is bulging or soft, or water is pooling on the floor. For a dry, old-looking watermark with no active drip, a standard appointment is fine.
Book a call-out
If you are dealing with an active drip right now, we will talk you through containment on the phone so you can stop water leak fast — a bucket, a towel and the upstairs stopcock usually buy the time we need. Then we attend, find the true source and repair it. If you need emergency leak repair near me today, say so when you call and we will prioritise the visit. Book online or by phone, and keep the damaged area clear until we arrive.

Water coming through a ceiling is alarming, and the visible stain is rarely where the fault started. It usually means a waste pipe, tray seal, radiator joint or roof detail is passing water into the floor structure above. We trace the source, stop it, repair the damage to the pipework, and leave the ceiling ready to decorate rather than patched and hoping. One visit, no guesswork, no repeat staining next month.

Questions people ask about ceiling water leak repair
Straight answers to the things customers ask most often before booking.
The stain is dry now — do I still need a plumber?
Yes, it is worth checking. Dry stains often mean the leak is intermittent, appearing only after certain showers or in heavy rain. Finding it before the next event is far cheaper than repairing a collapsed ceiling.
Can you repair the ceiling as well as the leak?
We remove soft or sagging board and fit a new section so the repair is sound, but filling, skimming and painting are usually done by a decorator once everything is dry. We will tell you what needs doing and when.
How do I know if it is the roof or the plumbing?
The pattern gives it away: leaks that worsen after rain point to the roof, while leaks that appear after baths or showers point to waste or tray seals. We test both possibilities during the visit rather than assuming.
Is a ceiling leak an emergency?
It becomes one when water is near electrics, the ceiling is bulging, or the flow is steady rather than occasional. In those cases switch off the affected circuit and call us straight away. A slow, old watermark can wait for a normal appointment.
Will you need to lift my bathroom floor?
Sometimes a small section of flooring or a single floorboard needs lifting to inspect a waste pipe or joint. We agree this with you first and keep the opening as small as possible.
