A sagging roof is one of the few roof problems where the first question is not "how do we fix it" but "what is actually going on in the structure". Roof slopes are designed as engineered frames — rafters, purlins, ties and struts carrying loads to the walls. When one of those members weakens, deflects or loses its support, the roofline changes. Some sags are decades old and stable, characteristic of certain older construction methods. Others are active, and those need proper attention sooner rather than later.
What causes a roof to sag
Common causes include water rot in rafters or wall plates from a long-term leak, overloading — heavy tile coverings on structures designed for lighter ones, or layers of historic repairs — failed or removed struts and purlins, spread where the roof is pushing the walls outward, inadequate original construction, and foundations or walls settling unevenly. Insects and damp timber decay are less common but real. The age of the property matters: some Victorian and older roofs were built with spans and timber sizes that have visibly deflected over a century and yet have been stable for generations.
How we assess it
We start with history: how long has the sag been visible, has it changed, and has there been a leak or alteration in that area? Inside the loft we examine the timbers — rot, splits, deflecting rafters, unsupported purlin spans, distorted struts — and outside we look at the roofline from ground level and safe access: ridge straightness, bowing slopes, and whether walls are bulging or spreading. We will not walk fragile roofs or improvise access, and a roof with structural concerns may need scaffolding for close inspection — we say so plainly. Where the findings suggest structural movement or uncertainty, we recommend a structural engineer's assessment and can work alongside their specification. We do not pretend a visual check replaces engineering analysis.
What the outcomes look like
If the sag is historic and stable with sound timbers, the honest answer may be monitoring — recording measurements and checking periodically, with no intervention needed now. If a specific member has failed, repair might mean sistering new timber alongside a rotten rafter, reinstating a missing strut, or reinforcing the structure to an engineer's specification — work that is quoted after the assessment and done with proper access. If the structure is widely compromised, a more substantial project is the realistic conversation, and we will not sugarcoat it.
Safety while you are deciding
If the sag is recent, worsening, or accompanied by new cracking in ceilings or walls, treat it as urgent and keep the rooms below in use with care — a roof structure can fail progressively. Do not store heavy items in the loft above a suspect area, and do not let anyone walk on the roof itself. If you are ever in doubt about immediate safety, leave the area and seek advice.
Aftercare and monitoring
For roofs we assess as stable, we recommend periodic checks — ideally annually and after significant storms — recording the roofline so any change is caught early. Keep the roof weathertight, because water ingress is the fastest route from a stable structure to a rotten one.
Booking your assessment
Call Maintenance Men or book through maintenance-men.com. Describe what you have noticed, when the sag appeared or was first seen, and whether it has changed. Photos of the roofline and, if safely taken, the loft timbers help. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and any repair work is quoted and approved before it starts, with parts and timber quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A visible dip or sag in the roofline is not a job to guess at — it may be long-settled and stable, or it may be a structure losing its strength. We approach it as an assessment first: careful diagnosis, honest explanation of what we find, and the right specialist involvement where the structure demands it. No repair is agreed until you understand the diagnosis.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about sagging roof structure
Straight answers to the things customers ask most often before booking.
Is a sagging roof always dangerous?
No — many older roofs have visible deflection that has been stable for decades and is characteristic of their construction. But some sags are active structural problems, and telling them apart is exactly what an assessment is for. Recent change, worsening dips or new cracking indoors are the signs that make it urgent.
What do you check when assessing a sagging roof?
The loft timbers — rot, splits, deflection, missing or failed struts and purlins — plus the roofline outside, wall stability, and the history of leaks or alterations in that area. Where the findings suggest structural movement, we recommend a structural engineer's assessment and can work to their specification.
Will you need a structural engineer, and who arranges that?
If our assessment finds movement, uncertainty or a failure affecting the load path, a structural engineer's input is the right professional route and we will recommend it clearly. We can help coordinate the work that follows their specification. We do not carry out engineering analysis ourselves — we are honest about that boundary.
My house is Victorian and the roof has always looked a bit dipped — should I worry?
Possibly not — many period roofs deflect with age and remain sound, and that history matters to the assessment. The important questions are whether it has changed recently, whether timbers are sound and dry, and whether walls are spreading. An assessment answers those rather than guessing from the street.
What does a sagging roof assessment cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
