Where a house lets the weather in

Most weather problems start small. A gap the width of a pencil behind a downpipe bracket, a perished bead under a garage door, an unsealed cable entry through the wall, a threshold where the render meets the door sill. Individually they look trivial; collectively they let in rain, draughts and even insects, and the first sign is often an inside stain with no obvious cause. A weatherproof sealing visit works systematically through those joints instead of chasing one leak at a time.

A walk-round before anything is opened

We start by walking the property with you — outside first, then the problem areas indoors — and noting every joint worth attention. Typical candidates are window and door reveals, thresholds, roofline and barge joints within safe reach, wall penetrations for pipes, cables and flues, vent and soffit edges, garage and shed door frames, and the external joints around anything you have had repaired recently. From that walk-round we list what needs sealing, what needs to dry out first, and what needs a different trade altogether. That list becomes the plan we agree with you, so you know exactly what the visit covers before the work starts.

Materials chosen for each joint

Weatherproofing is not one cartridge for everything. Exterior mastic for brick and render, flexible sealant for uPVC and timber frames, filler or backing for wide gaps, and colour-matched products where the joint is on show — all these choices are made per joint, per material. Where a gap is too large for sealant alone, we will say so; a bead spanning a fifty-millimetre void is decoration, not weatherproofing, and it will tear. Fillers, backing and sealants are quoted separately from labour so you can see exactly what materials cost.

Method: strip, prepare, seal, shed water

Every failed joint is stripped back to clean substrate rather than topped up. The surfaces are brushed, degreased and dried as far as the weather allows, then the new bead is applied and tooled so that rain runs off it — a bead that sits proud with a ledge collects water and ages twice as fast. Where joints sit above ground level we work from steps or small ladders only; anything needing proper access equipment is flagged for a specialist, and we would rather say that than improvise at height.

What weatherproof sealing is not

No amount of sealant makes a house waterproof from top to bottom, and we will not pretend otherwise. It does not fix a slipped roof tile, a perished flat roof, a failed damp course, a cracked gully or a wall that is taking water in above the joints we can seal. Nor can we seal in the rain or on a saturated wall — external work needs a dry day and a dry substrate, so dates flex with the forecast. If we find evidence of a bigger envelope problem during the walk-round, we will describe it and suggest the right trade before touching the joints around it.

Preparing for the visit and afterwards

Move vehicles and plant pots away from the walls so joints are visible and reachable, and let us know about any electric gates, dogs or tricky access before the day. Fresh exterior sealant needs its curing time — usually a day or more depending on the product and temperature — so we will tell you when it can take rain and when to leave it alone. Afterwards, a quick annual look at the main joints, particularly the ones facing the prevailing weather, keeps small failures from turning into inside stains.

Booking a weatherproof sealing service

Tell us roughly what you have noticed and where, and whether any area is actively letting water in. Same-day visits may be available depending on the diary and the weather; otherwise we book the first dry window. The booking fee is paid on booking, the hourly labour rate depends on how soon the visit is needed, and the full cost — labour plus quoted materials — is agreed with you before any work begins.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Rain and draughts rarely get in through one big hole — they creep through the small perished joints around frames, thresholds, pipework and vents. Our weatherproof sealing service works through those joints systematically instead of chasing one leak at a time. We assess first, seal what is genuinely fixable, and tell you honestly where the problem needs a different trade.

Proper job, no upselling

Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Questions people ask about weatherproof sealing service

Straight answers to the things customers ask most often before booking.

Could I do weatherproof sealing myself?

One or two obvious joints, yes — a tube of exterior mastic and a dry afternoon will cover a simple frame. The value of a service visit is the walk-round: finding the joints you cannot see, matching products to each material and knowing which gaps are too big for sealant alone. We also flag anything that turns out to be a roofing or guttering problem instead.

What happens on a weatherproof sealing visit?

We start with a walk-round of the property, inside and out, and list every joint worth attention. Then we strip, prepare and reseal the agreed joints with products matched to each material. You get a clear note of anything we found that needs a different trade.

Does this make my house fully waterproof?

No, and we will not claim it does. This is targeted sealing of the joints we can reach and assess; it is not a substitute for roof repairs, guttering work, damp treatment or structural repair. Where we find evidence of a bigger problem, we describe it and point you to the right specialist.

Which joints should I keep an eye on?

The ones that face the prevailing weather — usually south and west — and anything below a gutter or downpipe outlet. Cable and pipe entries through walls, thresholds and garage door frames are the other regular offenders. A quick look at those once a year catches failures while they are still small.

What does the service cost?

There is a booking fee when you book, and the hourly labour rate depends on how soon the visit is needed. Before work starts we agree the full scope and cost with you, and you approve it. Any sealants, fillers or backing materials are quoted separately from the labour.
