What counts as severe water ingress
A trickle around a bath bead is a sealing job. Severe ingress is different: water arriving in volume or repeatedly — a ceiling that stains and drips during rain, a wall that is visibly wet in wet weather, water pooling at a floor edge or skirting, a room where the plaster is bulging or the paint is peeling in sheets. At that scale, water is getting through the building itself — a roof, gutter, flashing, render, wall tie or ground level issue — and the joints we can seal are almost never the whole story. Treating it as a reseal job is how damage gets worse behind fresh silicone.
Why we assess before we seal anything
Our first task on a severe-ingress call is to work out where the water is entering and what is below and around the damage. We look at the wettest points, the pattern of staining, whether the problem is tied to rain, plumbing or ground moisture, and whether the structure behind — plaster, timber, floor — has taken on water. Sealing over a saturated wall traps moisture inside and can turn a repairable problem into a rotten one, so if the evidence points to a failed roof, blocked gutters, cracked render, a bridged damp course or a leak inside the structure, we will tell you plainly that the cause needs a roofer, builder or damp specialist first.
Temporary containment we can offer
There is still useful work we can do while the bigger repair is arranged. Where water is travelling across a surface joint we can reach — a washed-out external seal, a failed threshold joint, an open penetration around a pipe — we can dry and temporarily seal that path to slow the flow, exactly as we would in an emergency leak call. We can also point out what should be done to protect the room meanwhile: catching drips safely, keeping electrics clear of the wet zone, and keeping the water supply off if a plumbing leak is active and it is safe to do so. What we will not do is present a temporary seal as the fix for a building envelope failure.
Where the real fix usually lies
Severe ingress almost always has an answer outside the sealant aisle. Common culprits we see around the West Midlands housing stock include guttering and downpipes dumping water onto a wall, failed flashing around a chimney or flat roof, cracked or blown render, failed seals at high-level roofline joints that sit above safe working height, and ground levels that have crept up above the damp course over the years. Each needs the matching trade: roofer, builder, guttering specialist or damp surveyor. We are happy to describe what we observed so you can brief them precisely — a clear note of where water enters saves them time and you money.
Conditions, timing and what to prepare
External sealing of any kind needs a dry day and a dry substrate, and after severe ingress the wall itself may need weeks to dry before anything permanent is applied — a damp wall cannot be sealed successfully, only covered. Indoors, damaged plaster often needs to dry out and be cut back before decoration, which is a plasterer's job. What helps us on a first visit: photos of the wettest moments, an idea of when the problem happens — only in rain, after rain, or all the time — and access to the affected wall inside and out.
Booking a severe water ingress assessment
When you book, describe honestly how bad it is — a steady drip in the back bedroom whenever it rains tells us more than a vague damp patch — and say whether any electrics are near the wet area. Same-day visits may be available depending on the diary and weather. The booking fee is paid on booking, the hourly labour rate depends on how soon the visit is needed, and any work we agree to carry out is costed and approved by you before we start. If the right answer is a different trade, we will say so at the assessment, not after charging you for a cosmetic fix.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
When water is coming into your home in volume — a ceiling that drips in rain, a wall that is visibly wet, plaster bulging with damp — the problem is in the building itself, not just the sealant. Sealing over severe ingress hides the evidence and lets the damage grow. We assess where water is entering, carry out temporary containment where it genuinely helps, and direct you to the right specialist for the underlying repair.

Questions people ask about severe water ingress seal repair
Straight answers to the things customers ask most often before booking.
Is this something I could fix with sealant from a DIY shop?
No, not at this scale. Severe water ingress means water is getting through the building itself, and sealing over a saturated wall or a failed roof detail traps moisture in and lets the damage grow unseen. The assessment — working out where water enters — matters far more than the bead, and that is what we bring first.
What do you do at a severe ingress assessment?
We trace the wettest points, look at the pattern of staining and check whether the problem follows rain, plumbing or ground moisture. We assess whether plaster, timber or flooring behind the damage has taken on water. Where a joint we can reach is genuinely part of the path, we can temporarily seal it, and you get our observations written down for the specialist who does the permanent repair.
Will a new seal stop the water coming in?
Only if the joint really is the entry point and the substrate is dry — and with severe ingress that is usually not the whole story. Roofs, gutters, flashings, render and ground levels are the usual culprits, and those need a roofer, builder or damp specialist. We will tell you honestly how much of the problem a seal can address.
How long will the wall need to dry before permanent work?
It depends on the material, how long it has been wet and the weather — saturated masonry and plaster can take weeks, sometimes longer. Sealing or decorating a damp wall fails, so patience is part of the proper repair. We will give you an honest read on the drying at assessment, though a damp specialist can measure it precisely.
How is this kind of visit priced?
There is a booking fee on booking and the hourly labour rate depends on how soon you need the visit. Any work we agree to carry out is quoted in full and approved by you before it starts. If the assessment concludes the fix belongs to another trade, we will say so at that point rather than after charging for a cosmetic repair.
