Soakaway failure is a broad term that covers several very different problems, and getting the diagnosis right is the difference between a sensible repair and money spent on the wrong fix.
The three kinds of failure
The first is a capacity failure: the pit has silted up over the years until there is no void left to fill, so water backs up the drain run. The second is a structural failure: the pit walls — brick, precast rings or crate systems — have collapsed or deformed, or the cover has failed and the pit has filled with soil from above. The third is a ground failure: the surrounding soil, often heavy clay or ground that has compacted, simply no longer accepts water, so even a clean, intact soakaway stands full. Rain patterns also change the picture: a system that coped for decades may be overwhelmed by bigger roof areas after an extension, or by modern intense downpours.
How we assess it
We confirm the failure by tracing the system: rodding the run from the gullies to find where flow stops, locating the soakaway, and then examining the pit itself. Trial holes tell us how quickly the surrounding ground absorbs water — the infiltration test that decides whether any soakaway, old or new, can work there. We check the structure for collapse and deformation, and the run for silt, roots or broken pipes that may be the real culprit. Before any excavation we check carefully for buried services using detectors where appropriate; no scan guarantees what is below, and utility plans remain the customer's responsibility to supply.
Repair, restore or replace
A silted pit with sound structure is restorable: dig out the silt, replace the filter media around it, and capacity comes back. A collapsed or badly deformed structure generally means replacement — repairing a broken pit is rarely worth the cost, and we will say so. Ground failure is the awkward one: if the soil will not accept water, a new soakaway in the same spot fails the same way, so the honest options are relocating to better ground if the site has any, converting the outfall to a land drainage run leading somewhere that works, or — where nothing else exists — a pumped solution. On very old properties we are also alert to fragile or asbestos-cement materials in old chambers and pipes; those are left undisturbed and referred for specialist testing.
What replacement involves
A new soakaway is calculated, not guessed: sized from the roof and paved area it serves and the measured infiltration rate of the ground. It is a quoted project after survey — excavation, crate or ring construction, connection to the existing run, backfill and reinstatement — and nothing starts until you approve the price. Weather matters too: groundworks on saturated ground make a mess, so we schedule sensibly and say when conditions should delay the dig.
Expectations
A working soakaway handles ordinary rainfall well, but no system guarantees a dry garden or drive in extreme weather, and water arriving from beyond your boundary is beyond any single-property fix. We set those expectations before quoting, not after.
Booking
Book a visit and tell us where water is standing, whether the system ever worked in your time, and anything you know about the soakaway — old plans, its rough location, when it was last touched. The assessment and any accessible clearing sit within the standard visit; repair or replacement is quoted after survey and approved before work begins.
A note on urgency: a failed soakaway is rarely dangerous, but the backed-up water it causes is. Standing water against walls, across drives that freeze in winter, or flooding into garages and outbuildings all follow from an outfall that no longer works. If failure has left water standing near the house or a pit visibly sinking, treat it as a priority booking rather than a rainy-day job, and keep people and pets away from the affected ground until it has been assessed.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
When a soakaway fails, the whole surface water system around your property loses its exit, and water starts standing where it never used to. Our visit finds out which kind of failure you have: a choked pit that can be restored, a broken structure, or ground that no longer accepts water. Each has a different answer, and we will tell you plainly which one you are facing.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about soakaway system failure
Straight answers to the things customers ask most often before booking.
Is any of this repair work suitable for DIY?
Clearing gully gratings and rodding an accessible run is reasonable DIY. Digging out or opening an old soakaway is not: old pits can be deep and unstable, services may run close by, and on very old properties fragile or asbestos-cement materials sometimes turn up in chambers and pipes. We check, assess and handle that side safely.
What do you check to diagnose a failed soakaway?
We rod the drain run to find where flow stops, locate and open the soakaway, check the structure for collapse, and dig trial holes to measure whether the ground still absorbs water. We also check for silt, roots or broken pipes upstream, since a blocked run can mimic soakaway failure. You get a clear diagnosis of which failure you have.
Could digging near an old soakaway disturb anything hazardous?
On very old properties, chambers and pipework can include fragile or asbestos-cement materials. If we encounter anything like that we stop, leave it undisturbed and recommend specialist testing and removal. We also check for buried services before digging — detectors help, but no scan guarantees what is below, and utility plans are yours to provide. Both reasons to keep DIY well away.
My ground is heavy clay — can a new soakaway still work?
Sometimes, but not always, and we test rather than assume. Clay ground may accept water slowly or barely at all, and a soakaway in ground that will not drink simply stands full. If infiltration testing shows poor ground, the honest options are relocating to better ground, using land drainage to reach a working outfall, or a pumped solution — and we will set out what each realistically achieves.
How is the cost worked out?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how quickly you need us. The full cost of any repair or clearing is quoted and approved before we start, with parts quoted separately. A replacement soakaway is a surveyed project, so its price comes after we have measured the ground and sized the system.
