The Job the Pump Does
A pump pushes water around a closed circuit against the resistance of pipe, valves and radiators. Most domestic pumps are wet-running circulators, cooled and lubricated by the water itself, which is why dirty system water shortens their life. Some are inside the boiler casing, others are external on the pipework, and system boilers may have a separate pump alongside a motorised valve arrangement.
When the pump stops, heat has nowhere to go. The boiler's flow temperature rises quickly, it cuts out on its limit stat, and the cycle repeats. That behaviour is often mistaken for a boiler fault when the pump is the real cause.
Signs the Pump Is Failing
- Radiators cold or lukewarm while the boiler fires and shuts down repeatedly.
- No heating but hot water working, or vice versa, depending on the system layout.
- A pump that is silent when it should be running, or hot to the touch.
- Grinding, whining or ticking from the pump body.
- A boiler fault code indicating no flow or a flow temperature problem.
- Radiators heating unevenly, with some never warming.
Seized, Worn or Electrically Dead
These are different failures and they need different responses. A pump can seize after a summer of inactivity, particularly in hard water areas, and sometimes a freed impeller will run again. A worn pump loses head pressure gradually, so circulation weakens before it stops. An electrically dead pump may have lost its supply at a fused spur, a wiring connection or a control board, which is a different repair entirely. Testing distinguishes them: we check for supply at the pump, listen for operation, and assess whether the pump body is hot while the motor is not turning.
What We Do on the Visit
We isolate the system as needed and confirm the pump's electrical supply first, because replacing a pump that has simply lost power wastes money. We check the pump setting and any control signal from the boiler or wiring centre, then assess whether the pump is turning. Where the pump is external, we can sometimes free a seized impeller to confirm the diagnosis. We also check for obvious blockages or closed valves that would mimic pump failure.
Replacement involves draining the section, removing the old pump, fitting a compatible unit with new gaskets, refilling, bleeding and testing. On many boilers the pump sits inside the casing; that is water-side and electrical work we can carry out, but we never touch gas components. We check circulation at the radiators and confirm the boiler completes a full heating cycle without locking out before we leave.
Matching the Pump
Pumps are not interchangeable at random. Flow rate, head pressure, port size, electrical rating and control type all matter, and a higher-powered pump is not automatically better: oversized pumps cause noise and can worsen cavitation. We identify the correct specification from the existing unit and the boiler's requirements, quote the part separately, and confirm availability before booking the work in.
Why Pumps Fail Early
Sludge is the main culprit. Dirty water abrades the bearings and clogs the impeller, and a system that has never had inhibitor will go through pumps. If we replace a pump on a contaminated system without addressing the water, the new one inherits the same problem. We will tell you if the water looks dirty and quote cleaning or a filter separately, rather than letting you pay twice.
Limits and Honest Notes
Not every no-flow fault is the pump. Blockages, failed motorised valves and boiler sensors can produce identical symptoms, and we will not replace a pump to see whether it helps. Occasionally a pump replacement reveals a further fault that was masked, and we will explain that before continuing. We cannot guarantee a pump will last a set number of years, because system water quality and running hours vary.
Safety and Scope
Maintenance Men is not Gas Safe registered and never carries out gas work. Pump replacement is water-side and electrical work within our competence. If the boiler has a gas-side, flue or combustion fault, we stop and recommend a Gas Safe registered engineer. Where gas is suspected, avoid switches and flames, ventilate if possible and ring 0800 111 999 from outside. Treat a CO alarm seriously: get the household outside, stay out until the property has been declared safe.
Book a Pump Diagnosis
Tell us your boiler make and model, whether hot water still works, what the boiler is doing and any fault code shown. We serve homeowners throughout the West Midlands, with same-day visits sometimes available and never guaranteed. We take the booking fee up front, labour is charged hourly at a rate that depends on how soon you need us, the full cost being quoted and approved before work starts.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
The circulation pump is the heart of a wet heating system, moving water from the boiler to the radiators and back. When it fails, the boiler may fire and shut down repeatedly, radiators stay cold and the house never warms. We will confirm the pump is actually at fault rather than a control or blockage, then replace it if needed and check the system runs quietly afterwards.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Airlock in Hot Water System

Questions people ask about circulation pump failure
Straight answers to the things customers ask most often before booking.
Can I free a seized pump myself?
On some external pumps there is a large screw plug that allows the shaft to be turned, but it involves water and mains electricity in the same place. If you are not confident, do not attempt it. A pump inside a boiler casing should never be opened by a homeowner.
How do you confirm the pump is the fault?
We check the electrical supply at the pump, listen and feel for operation, check the control signal and rule out closed valves or blockages. That prevents replacing a pump that has simply lost power or is starved of flow.
Will you fit any pump I buy?
We can fit a customer-supplied pump if it is the correct specification, but we would rather identify the right unit first. Flow rate, head, port size and control type all matter, and the wrong pump causes noise and poor circulation.
Why did my pump fail?
Usually dirty system water. Sludge abrades bearings and clogs impellers, and a lack of inhibitor accelerates it. We will check the water quality and discuss cleaning or filtration so a new pump is not damaged the same way.
What will it cost?
The booking fee is paid when you book, and the hourly labour rate depends on how soon you need the visit. We quote the full cost for approval before work begins. The pump and any gaskets are identified and quoted separately.
