Why a seal cracks instead of peeling
A peeled bead has lost its grip; a cracked one has been worked too hard. Silicone in particular fails in cracks when it is stretched — across a joint that moves more than the bead was shaped for, or along a line where the house flexes seasonally. Other causes are just as common: the sealant was past its best when applied, it was put on in cold conditions, it was laid over a damp substrate so it cured badly from underneath, or a rigid filler was used where a flexible seal was needed. Each cause has a different fix, which is why we look before we reach for a cartridge.
Diagnosing before patching
The pattern of the crack tells us a lot. Fine splits along the length of a bead usually mean shrinkage or poor application. Cracks across the bead, at right angles to the joint, point to movement — the two surfaces are flexing apart and the bead is taking the strain. Cracking that repeats in the same spot on several joints on the same wall suggests something bigger is moving, such as a lintel or settlement, and deserves a closer look before any reseal, because a fresh bead in a moving joint will crack again. We check the joints either side, the substrate beneath and, on walls, anything above the joint that might be loading it.
Patch, or strip and redo
Where a bead has failed from age or shrinkage on a stable joint, a partial repair can work: the cracked section is cut back to sound material, the ends are feathered and the patch is blended in. Where the cracking is from movement, or the bead is old enough that patches will just chase the failure, the honest answer is a full strip and reseal with the right product and a bead profile suited to the joint's movement. We will tell you which we recommend and why, and the difference shows up in the quote before you commit.
Movement joints and where cracks will return
Some joints are always going to move: where a bath meets tiles that flex, where render meets a timber frame, where a long run of worktop sits over a warm floor. For those, the fix is not more silicone but the right geometry — correct bead depth, backing where needed, and a product with enough movement tolerance. We will also tell you if a crack looks structural rather than cosmetic: repeated cracking in a straight line across multiple rooms, or cracks that keep reopening wider, should be assessed by a builder or surveyor before anyone reseals them.
Aftercare that prevents the next crack
Once repaired, the bead needs its full curing time before it is flexed, wet or painted, so we leave you the product's instructions and any limits on use. To keep seals healthy afterwards, avoid aggressive cleaning directly on the bead, and expect movement joints — particularly outside, in full sun, or where big temperature swings happen — to age faster than sheltered indoor ones. If a specific joint cracks again within a short period, photograph it and call us back; a repeat failure is information about the joint, and we would rather investigate than re-patch on a loop.
Booking a cracked seal repair
Tell us where the cracks are — one joint or several, one room or spread through the house — and whether anything has changed recently, such as new tiling, new heating or building work nearby. Same-day visits may be available depending on the diary. The booking fee is paid when you book, the hourly labour rate depends on how soon the visit is needed, and the full cost of the agreed repair, including any sealant quoted separately, is confirmed with you before work begins.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A cracked seal is trying to tell you something — age, shrinkage, or a joint that moves more than the bead can flex. Patching without understanding the cause usually means the crack returns in the same spot. We diagnose why the seal failed, then repair it with the right product and profile so it lasts.

Questions people ask about cracked seal repair
Straight answers to the things customers ask most often before booking.
Could I patch a cracked seal myself?
For a single split in an otherwise sound bead on a stable joint, a careful DIY patch is reasonable. The judgement call is whether the crack is age and shrinkage or a sign of movement, and that is where DIY patches tend to fail. If the crack returns in the same spot, the joint needs a proper diagnosis rather than another patch.
How do you decide between a patch and a full reseal?
We read the crack pattern first: splits along the bead suggest shrinkage or poor application, while cracks across it suggest movement between the two surfaces. On a stable joint with localised failure, a cut-back and patch can work well. Where the bead is old, cracked repeatedly or on a moving joint, a full strip and reseal with the right product is the honest answer.
When does a cracked seal mean something structural?
If the same spot cracks across several joints on a wall, if gaps keep reopening wider, or if cracking is accompanied by sloping floors or sticking doors elsewhere, something bigger may be moving — a lintel, settlement or an older building doing what older buildings do. That needs a builder or surveyor before anyone reseals. We will always tell you when a crack looks like a symptom rather than a joint problem.
Can you match the colour of my existing sealant?
The common colours — white, clear, brown, black and a few greys — are straightforward. Older or unusual colours may not have an exact modern match, and a slight difference on a long run of bead is often more visible than redoing the whole joint. We will talk through the options on the day.
How much does cracked seal repair cost?
A booking fee is paid on booking and the hourly labour rate depends on how soon the visit is needed. The full cost of the repair we agree on is quoted before work starts and you approve it. Sealant and fillers, where needed, are quoted separately from labour.
