Door entry systems fail gradually before they fail suddenly, and almost every component that eventually breaks shows early signs: a speaker losing volume, a gasket starting to perish, a button needing a firmer press, a connection beginning to corrode. Maintenance is the practice of catching those signs on purpose rather than meeting them as emergencies.

What a maintenance visit covers

We clean and inspect the entrance panel — housing, gaskets, buttons, nameplates and, on video systems, the camera lens — and check its weather sealing, because water ingress is the most destructive force in door entry systems. We test speech and video quality in both directions on every handset or monitor, exercise every release button and verify the door release at the lock, check the strike or maglock for wear and alignment, and test keypad and code functions where fitted. We inspect terminal connections for early corrosion, check the power supply's output, and replace user-serviceable batteries as consumables. We also check the door itself — drops and swelling that will eventually jam the release — and report anything mechanical that needs another trade.

Why it pays off

Maintenance finds the cheap faults: a gasket replaced today prevents a water-damaged panel next winter; a corroded terminal cleaned today prevents a whole-flat outage later; a battery replaced today prevents a lockout next month. For landlords and managing agents with blocks of flats, scheduled servicing also surfaces problems residents have stopped reporting — the intercom that half the building has learned to live with.

How visits are arranged and priced

A single maintenance visit is booked like any other: booking fee paid when you book, hourly labour at a rate depending on how soon you need the visit, and the cost of any parts found to be needed quoted separately and approved before they are fitted. Regular servicing for a building is a quoted arrangement based on the system, the number of units and the frequency agreed after a first look — there is no obligation to a schedule, and any contract terms are agreed with you in writing.

What a service visit looks like in practice

A typical visit takes under an hour for a house system and longer for a communal system with many units. We work through the checklist, note everything we find in a written summary, and tell you clearly which items are fine, which are wearing and worth watching, and which need action now. That summary becomes the record for the building: next year's visit can be compared against it, so gradual degradation is visible rather than invisible. For landlords, this record is also the practical basis for planning budgets — you know what is wearing out and roughly when, rather than discovering it through resident complaints.

Permissions for shared systems

In flats and shared buildings, the entrance panel and risers are communal equipment, so servicing them normally needs your landlord's or managing agent's agreement — for managed buildings the arrangement is usually made with them directly. We never force doors or bypass security to access equipment for servicing.

What maintenance cannot promise

Servicing reduces the chance of sudden failure; it does not guarantee a system will never fail, and we make no such promise. Ageing equipment still ages: we will tell you honestly when a system is approaching the point where maintenance is delaying the inevitable, and what an upgrade would involve, so you can plan rather than react. Consumables such as batteries are replaced as needed and quoted separately.

When to book

Book a service annually for a house system, and more often for heavily used communal systems in flats. It is also worth booking after building work that may have disturbed cabling, before winter for external panels, or any time residents report the system has become less reliable. Tell us the system's make, how many units it serves, and when it was last serviced.

Get in touch to arrange a maintenance visit, and we will keep your door entry system doing its quiet, daily job.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Booked 14+ days ahead

£25 booking fee

then £85 per hour of labour

Best value. Book the slot now, pay the smallest booking fee.

Booked within 48 hours

£100 booking fee

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Same-day call-out

£220 booking fee

then £45 per hour of labour

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

An intercom gives no warning before it fails: one day the speech is faint, the camera fogged, the release sluggish. Regular maintenance finds those small degradations while they are cheap to fix, and keeps the system dependable for everyone who uses it. Our service visits are thorough, honest about what we find, and quoted before any work beyond the service itself.

What our customers say about our Security & CCTV service

5 out of 5 from 7 reviews

Would use again

Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Job: CCTV Installation

Second time we have used them

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Job: Backup Battery Fault

Exactly what was quoted

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.

Job: Alarm Repair Service

Questions people ask about intercom maintenance service

Straight answers to the things customers ask most often before booking.

Is there any maintenance I can do myself?

Yes — wipe the external camera lens and panel gently with a soft cloth, replace user-serviceable batteries per the manual, and keep the panel clear of obstructions. Do not open the panel or handset; sealing, connections and testing are engineer work.

What do you do during a maintenance visit?

We clean and inspect the panel and its sealing, test speech, video and release on every unit, check the lock, keypad, connections and power supply, and replace consumable batteries. Anything needing repair is quoted separately and only fitted once you approve.

Is maintenance really necessary for a working intercom?

Systems fail gradually before they fail suddenly — perished gaskets, corroding terminals and tired batteries show early signs that servicing catches cheaply. Maintenance is not a guarantee against failure, but it finds the faults that would otherwise become outages and lockouts.

We're a block of flats — who arranges the service visit?

The entrance panel and shared equipment are communal, so servicing is normally arranged through your landlord, agent or housing association. Individual flats can still have their own handsets and monitors serviced independently. We never force doors or bypass security for access.

What does a maintenance service cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The service itself is that labour; any parts found to be needed, such as batteries or gaskets, are quoted separately and approved before fitting.
