A jammed gate is one of those faults that stops the household in its tracks. Half-open means half-access: the car cannot get out, the bins cannot go out, and the property is neither open nor properly closed. The temptation is to push, heave or lever the gate free, and that is precisely where gates and operators get badly damaged — and where people get hurt. There is a safe order of operations, and we will take you through it.

First Things First: Make the Gate Safe

If the gate is stuck mid-cycle, keep everyone — especially children and pets — well clear. A gate that is jammed under power can lurch if the obstruction clears or a retry fires, and nobody should be in its arc or path. Do not keep pressing the remote: repeated commands can trigger retries that make things worse. Do not climb over or under the gate, and do not try to force the leaves by hand or with a bar, however accessible they look. Heavy steel does not forgive.

Manual Release, Done Properly

Most operators have a manual release that lets you move the gate by hand, and using it correctly can restore access before we arrive. Every brand does this differently — a key-turned clutch, a lever, a cranked handle — so follow the manufacturer's instructions exactly and only if a confident adult can do it safely. Never release a gate if anyone is standing in its path, and be prepared for the weight: a released gate is a heavy, free-moving object, particularly on a slope. If in doubt, wait for us.

Why Gates Jam

Jams have two broad families. Mechanical jams come from a bent or buckled sliding track, a stone or debris wedged in the rack or rollers, a gate leaf that has dropped and is grinding on the ground, a damaged hinge, or the gate colliding with an obstacle on its path. Electrical control jams come from an obstruction detection that has latched and will not reset, a safety edge stuck in a triggered state, a control board fault, or a motor that has stalled and locked out. Telling the two families apart is the first job of the visit.

How We Free and Assess the Gate

We start by making the system electrically safe, then use the operator's own manual release per the manufacturer's method to relieve the load. With power out of the equation we can find the physical cause: debris in a track, a bent rack tooth, a dropped leaf, a damaged hinge or a foreign object. We then test the electrical causes — latched lockouts, safety device signals and the control board — before resetting and running the gate through careful test cycles with everyone clear.

Repairing the Cause, Not Just the Jam

Freeing a gate without fixing the cause guarantees a return visit. So we repair what made it jam: replacing damaged track or rack sections, re-hanging a leaf that has dropped, easing or replacing a worn hinge, clearing the drainage that let grit build up, resealing a control box that let water in, or replacing a failed component such as a safety edge or control board. Parts are quoted separately, and the full cost of the work is approved by you before we start. Where the gates or posts themselves have been damaged — by a vehicle strike, for instance — we will explain what can be repaired and what needs more than one visit.

Safety After a Jam

A gate that has jammed once deserves a proper safety check before returning to daily service. We test the photocells and safety edges with a real obstruction test and confirm the force limits match specification. Those devices must never be disabled or bypassed to stop a jam recurring — the jam is the symptom, and the fix is the cause, not the protection.

When to Call Us

Call us as soon as the gate jams rather than living with it propped open. Tell us the make and model if you know it, what the gate was doing when it stopped, whether there was a bang or a grinding noise, and whether anything visible is in the track or gateway. Same-day visits may be available — jammed gates are the kind of fault we prioritise.

Booking Your Visit

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost is quoted and approved before we start, and parts are quoted separately. Book by phone or on our website and we will confirm an arrival window.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Booked 14+ days ahead

£25 booking fee

then £85 per hour of labour

Best value. Book the slot now, pay the smallest booking fee.

Booked within 48 hours

£100 booking fee

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Same-day call-out

£220 booking fee

then £45 per hour of labour

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A gate frozen halfway across the driveway is a genuine problem — you can neither drive out nor secure the property, and forcing it risks damage to machinery that costs thousands. Our visit frees the gate the safe way and then puts right whatever made it jam.

What our customers say about our Security & CCTV service

5 out of 5 from 7 reviews

Would use again

Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Job: CCTV Installation

Second time we have used them

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Job: Backup Battery Fault

Exactly what was quoted

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.

Questions people ask about mechanical gate jam

Straight answers to the things customers ask most often before booking.

Should I try to free a jammed gate myself?

Do not push, lever or heave the gate — a stuck gate under power can lurch, and the mechanical damage from forcing it is often worse than the original fault. Keep everyone clear, stop pressing the remote, and use the manual release only strictly per the manufacturer's instructions if a confident adult can do it safely. Otherwise wait for the engineer.

What causes gates to jam?

Two families of cause: mechanical, such as debris or a bent track, a dropped gate leaf or a damaged hinge; and electrical, such as a latched obstruction lockout, a stuck safety edge or a control board fault. We identify which family you have before touching anything, because the repair is completely different.

Is it safe to leave the gate half-open overnight?

It is not ideal — half-open is neither secure nor fully safe, and a free-released gate can move in wind or if touched. If the gate must be left, use the manual release per the manufacturer's instructions, keep people clear of its path, and consider a temporary prop well outside the gate's travel — but book the repair promptly rather than living with it.

My gate jams at exactly the same point every time — why?

A repeatable jam point almost always means a mechanical cause at that location: a worn or bent section of track or rack, a specific spot where the leaf has dropped, or a post that has moved. That is actually good news for diagnosis — we can go straight to the location and confirm with you what we find.

What does it cost to unjam and repair?

You pay a booking fee when you book. Labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts. Any parts — track sections, hinges, safety edges or control components — are quoted separately.
