Common sources of unwanted activations
A false alarm may be caused by a movement detector responding to pets, moving curtains, a heater, sunlight or airflow, or by a contact that does not close consistently. A low battery, loose connection, tamper fault or water ingress can also cause an activation. Some systems log the first zone or device that reported an event; that record is a starting point rather than conclusive proof. Recent furniture changes, a new pet or seasonal heating can alter a detector's environment.
Finding the first trigger
We ask when activations occur, which zone or device is recorded and what was happening in the property. We inspect the relevant sensor's position, condition and surroundings, check battery and power indications, and review connections and event history where accessible. Where the alarm can be tested safely, we check whether its response is consistent. If the log points to a device that behaves normally during our visit, we explain that limitation and suggest what information to capture next time.
Adjustments and repairs
Possible outcomes include a compatible battery replacement, correction of a loose or damaged component, a modest repositioning or configuration adjustment, or replacement of an unreliable detector. Pet-sensitive performance depends on the actual sensor, its location and how an animal moves; no setting eliminates every trigger. If the layout has changed substantially, we can discuss a separate survey and redesign. We explain the options and their limits before work, rather than promising that a quick setting change will end all future activations.
Avoid disabling a faulty system
Do not repeatedly silence or disable an alarm that is activating unexpectedly. Note the date, time, indicated zone and conditions such as heating, open windows or a pet moving through the area, then arrange diagnosis. Follow only the user manual for ordinary user controls or user-serviceable batteries. Do not cover a detector, remove it, alter wiring or bypass a zone; these actions can hide a fault and compromise intended operation. Let us know if anyone relies on the alarm's audible alert.
Work, scope and approval
We agree the boundaries of a visit with you and explain what is included before work begins. The booking fee is paid when you book. Labour is charged hourly at a rate that depends on how soon you need the visit. We quote the full cost of the proposed work before starting, with parts quoted separately, and wait for your approval. If checks reveal another fault, a need for additional access or a larger project, we explain that scope and provide a separate quote before proceeding. An estimate is not a promise that a repair will be possible in one visit, that parts are in stock or that a particular completion time can be met.
Checks, limitations and next steps
We explain the checks carried out, the result and any uncertainty or limitation that remains. Approved work is tested to the extent practical for the equipment and access available. No repair can guarantee that a component will never fail again, and an alarm is not a guarantee against burglary. We do not provide police response, monitoring-station services, insurance approval or certification. Where a monitoring service is involved, it operates under a separate contract with the provider; confirm its account, signalling and response arrangements with them. If the issue concerns mains wiring or another trade, we explain the boundary and recommend suitable help rather than undertaking work outside the agreed alarm scope. If false activations occur, we investigate likely causes such as batteries, sensors, pets and placement rather than advising repeated silencing or disabling.
Arrange a visit
To book, share the panel make and model if known, the exact display message or affected zone, when the problem began and any recent power, building or household changes. A clear photo of an indicator can help, but do not include alarm codes or passwords in an unsecured message. Mention pets, shared-property permissions, access restrictions and any separate provider involvement where relevant. We attend homes across the West Midlands. Same-day availability may be possible depending on the diary, but it is not promised; we confirm the appointment time and agreed scope with you.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Repeated alarms can disturb a household and neighbours, but silencing or disabling the system again and again leaves the cause unresolved. We use the event information and a practical inspection to work out what is triggering the alarm and whether adjustment, repair or a change in use is appropriate.
What our customers say about our Security & CCTV service
5 out of 5 from 7 reviews
Would use again
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.
Job: CCTV Installation
Second time we have used them
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Backup Battery Fault
Exactly what was quoted
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.
Job: Alarm Repair Service

Questions people ask about frequent false alarms
Straight answers to the things customers ask most often before booking.
Can I adjust a sensor myself?
You may note room conditions and use the user manual for ordinary controls, but avoid moving, covering or opening a detector. Do not repeatedly silence or disable an alarm that triggers unexpectedly.
How do you trace a false alarm?
We review the panel's first reported zone and event history, then inspect the detector, battery, surroundings and accessible connections. We consider pets and placement as well as equipment faults.
Should I disable the alarm until it is fixed?
No; repeated silencing or disabling can hide the cause. Record the time, zone and circumstances and arrange a diagnosis instead.
Can pets trigger a motion sensor?
Some sensors can be affected by pets, depending on device type, position and animal movement. We assess those factors, while also checking for faults such as low batteries or loose connections.
How is the price worked out?
A booking fee is paid when booking. The hourly labour rate depends on how soon you need the visit. We quote the full cost before work starts for your approval, with parts quoted separately.
