Where major leaks come from

A leak gets called major when the volume is high, the water is travelling, or the damage is reaching something structural. The usual sources are a failed supply pipe under pressure, a corroded section that has finally perforated, a failed tank connector or float valve in the loft, a cracked waste or soil pipe behind a wall, or a sealed system losing pressure through a hidden joint. Poorly made alterations are a common thread: a joint that was never tightened properly, a plastic fitting pushed onto a pipe that was not cut square, or a washing machine hose that has perished behind the unit. Sometimes the water is coming from a neighbouring property or a communal riser, which changes who needs to act.

Why a major leak will not settle down

Pressure keeps pushing water through the same opening, so a leak that is merely dripping today can open up as fittings soften or debris is washed clear. Water follows structure rather than gravity alone: it runs along the line of a joist, down the inside of a wall cavity, and emerges in a completely different room, which is why the first visible patch is often not above the leak. Timber stays wet long after the supply is off, plaster loses strength, and insulation soaks and stops working. In a flat, water reaches the property below within minutes, so the cost of a slow response is measured in other people's ceilings as well as your own.

How we diagnose the source

We shut off the supply at the earliest sensible point, then work backwards from the damage. That means checking tank and cylinder connections, visible supply and waste pipework, appliance hoses, and the areas where water is collecting, and using moisture readings to follow the trail rather than breaking open whatever looks wettest. Where the leak is concealed, we isolate sections and pressure test them to confirm which run is losing water, and we may use a thermal or acoustic check to narrow the position before opening anything. If the leak is on a shared or boundary supply, we tell you immediately so the right party is involved.

How we fix it

The repair depends on what failed. A failed connector or valve is replaced. A perforated section of pipe is cut out and renewed, with the new length supported and clipped so it is not carrying strain. A split plastic fitting is replaced with the correct insert and a proper connection rather than a wrap of tape. Where a concealed pipe has failed because it was badly installed, we reroute or re-support it rather than simply patching the hole. Once the repair is sound we pressure test, restore the supply gradually, and check every joint and appliance on that leg under working pressure. Where the damage extends into ceilings or flooring, we make the plumbing safe and dry and tell you plainly what building work is needed next.

Stopping it happening again

Know where your stopcock is and exercise it twice a year so it does not seize. Replace rubber appliance hoses with braided ones, and check the hose behind the washing machine for bulges. Lag loft tanks and pipework, and check the overflow pipe is discharging outside rather than quietly running down a wall. Have the system's pressure and any old pipework reviewed before it becomes urgent, particularly in older properties with original supply runs. If you are away for long periods, fit a leak detector or an isolation valve that can be shut remotely, and ask a neighbour to check the property.

When to call us rather than wait

Call now if water is running rather than dripping, if a ceiling is bulging or has started to come down, if water is anywhere near electrics, or if the leak is in a flat above or below another home. Call if the supply will not shut off, if the leak is on a sealed heating system and the pressure keeps falling, or if the water looks discoloured. A slow drip under a sink can wait for a booked appointment; a leak that has soaked a ceiling cannot.

Book a call-out

Ring us with a description of where the water is appearing, whether the supply is off and what is below the leak. We will confirm the price before starting and aim to have the source found and repaired in a single visit, usually around two hours on site. For serious water loss we would always rather attend and find nothing than have you wait and lose a ceiling, so call early.

A major leak is the point where a plumbing problem becomes a property problem: ceilings sagging, floors lifting, water tracking into rooms far from the pipe. We treat it as urgent, isolate the water, find the source under the visible damage, and carry out a lasting repair.

Questions people ask about major water leak repair

Straight answers to the things customers ask most often before booking.

How do I know whether a leak is major or minor?

If water is running rather than dripping, spreading across a floor, staining a ceiling or appearing in a room away from the pipe, treat it as major. A steady drip contained in a bucket under a sink is usually a booked job. When in doubt, shut the water off and call; that costs nothing.

Can you repair the leak without damaging the decoration?

We keep any opening as small as the repair allows and usually cut a neat access hole rather than removing whole sections. We do not carry out plastering or decorating, but we leave a clean opening that a decorator can make good, and we will tell you what that involves.

The water is coming from the flat above. What then?

Tell us as soon as you call, and speak to the neighbour or their letting agent as well, because the supply needs shutting off at their stopcock. We can attend to confirm the source and make your property safe, but the repair itself is usually the responsibility of the property where the pipe has failed.

Will you need to drain the whole system?

Only for leaks on heating or hot water circuits, where the system has to be drained to the level of the repair and refilled afterwards. A leak on a cold supply pipe usually needs just that leg isolating. We tell you which applies once we have found the source.

Do you check for hidden damage after the repair?

We check moisture around the repaired area and confirm the pipework is sound under pressure. We cannot certify building fabric or hidden voids, so if a ceiling or floor has been soaked we will point out what needs monitoring or replacing and recommend a specialist where that is beyond plumbing.
