Timber rot needs three things: moisture, trapped airlessness and time. Decking provides all three happily — water sits between boards, drains onto joists, and the damp timber under the deck never dries out. What looks like one soft board is very often the visible tip of a rotting frame, which is why a proper survey matters more than a quick patch.
Where rot starts and spreads
The classic entry points are board surfaces where water pools, screw holes that let water into the joist, end grain that was never sealed, and anywhere debris — leaves, soil, planters — sits against the timber and holds moisture. From there it moves into the joists, then bearers and posts. Posts sitting on or in the ground are particularly vulnerable. Rot in a board is cosmetic; rot in a joist or post is structural, and we treat the two very differently.
How we assess it
We probe the boards systematically with a spike or screwdriver — soft timber tells you immediately. We lift boards where needed to inspect joists, bearers and posts, paying particular attention to contact points and fixings, which wick water into the frame. We press-test posts at ground level and check whether the deck still feels firm underfoot. You get an honest map of what is rotten, what is borderline and what is sound, and a quote based on that — not a guess made from the garden path.
Repair or replace
Sound boards over rotten joists are not a repair — the frame has to come first. Where rot is localised, we cut out and replace affected joist sections or posts with properly treated timber, spliced and supported correctly, then refit or replace boards over them. Where rot is widespread through the frame, we will say so and quote for rebuilding rather than throwing good money at timber that will not last. Either way, the full cost is quoted and approved by you before we start, with materials itemised separately.
Weather, timing and conditions
Rot repairs involve exposed frame work, so we need reasonably dry conditions — wet timber is hard to assess accurately and treatments or oils will not take in the rain. We schedule around the forecast and tell you honestly if weather must push the work back a few days.
Honest limits
No one can guarantee timber outdoors against future rot — what we can do is replace rotten timber with correctly treated material, improve drainage and airflow where we reasonably can, and tell you what maintenance will help. We will never dress up a patch as a cure if the deck's days are numbered; you will hear it straight.
When to call
Soft spots underfoot, black staining, mushrooms or fungal growth at the base of posts, or a deck that flexes more than it used to — all worth a look now rather than after another winter.
Prevention worth knowing
Rot is a moisture problem before it is a timber problem, and most of the moisture arrives through habits: leaves composting between boards, planters sitting directly on the surface, sheeting laid under the deck, and gaps packed with silt so water has nowhere to go. Sweeping regularly, lifting planters onto feet, keeping the gaps clear and maintaining airflow underneath all slow rot dramatically. When we rebuild any part of your frame we will also tell you the specific habits that fed the rot in yours, because prevention really is cheaper than a second rebuild.
How to book
Book at maintenance-men.com or by phone. The booking fee is paid when you book, labour is hourly at a rate that depends on how soon you need us, and the full cost is quoted and approved before work begins. Knowing the deck's age and size helps us plan; materials are always quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

For jobs that can wait a day or two but not a fortnight.

Choose the window that suits you and pay the booking fee. That holds your place in the diary.
We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Rot in decking rarely stays where it starts. Soft boards usually mean damp joists, and damp joists eventually mean a deck that flexes where it should not. We assess how far it has actually spread, tell you plainly what is worth saving, and quote for the work you approve.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about rotten timber decking
Straight answers to the things customers ask most often before booking.
Can I treat rotten decking boards myself with wood hardener?
Wood hardeners and fillers have a place on small surface defects in sound timber, but they are not a fix for structural rot in boards you walk on or joists holding the deck up. If a spike sinks into the timber under its own pressure, that section needs replacing, not filling.
What exactly do you check for rot?
We probe the boards across the deck, lift boards where necessary to inspect joists, bearers and posts, and press-test posts at ground level where rot usually starts. We also look at drainage, debris buildup and airflow under the deck, because those decide whether new timber will rot just as fast.
Is a rotten deck safe to walk on?
It depends where the rot is — a soft board is unpleasant, but a rotten joist or post is a structural risk and the deck could give way. Until it has been assessed, keep heavy furniture, groups of people and anything like a hot tub off the affected area.
Do you treat the timber as well as replacing it?
Yes, we use appropriately treated replacement timber and can apply preservative to cut ends and vulnerable surfaces as part of the job. But we are honest about it: treatment reduces risk, it does not guarantee against future rot, and good drainage and airflow matter as much as any chemical.
How is the cost worked out for rot repairs?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. Once we have surveyed the deck we quote the full cost, you approve it before we start, and replacement timber and materials are quoted separately.
