Water that stands on a patio is telling you two things: the surface is not shedding it, and the ground is not absorbing it. Sometimes both are true. The fix depends entirely on which problem you have, so the assessment matters more than the shovel.

Why patios drain badly

The commonest cause is falls — a patio laid flat, or worse, sloping gently back towards the house, holds water instead of shedding it. Blocked or absent channels and gullies stop water leaving the surface. Silted or compacted ground beneath means water cannot soak away. And sometimes the water is arriving faster than any reasonable surface can drain: a downpipe discharging across the patio, a slope in the garden feeding it, or runoff from a neighbour's ground. Standing water then accelerates its own problem — it degrades joints, grows algae and freezes in winter.

How we assess it

We watch where water lies and how long it stays, check the falls with levels across the whole surface, and trace the intended escape route — channel, gully, soakaway or soil — and what has happened to it. We look at what feeds the water: downpipes, garden slopes, adjacent paving. We lift slabs where needed to see the ground below. Then we quote options honestly, including what we can achieve and what sits outside our scope, such as runoff arriving from a neighbouring property.

Fixing the drainage

Where falls are wrong, correcting them usually means lifting and re-laying affected areas to a proper gradient — quoted as a project after survey, with a visit estimate covering a defined working day on an agreed scope. Where the escape is blocked, clearing or renewing a channel, gully or land drain may be enough. Where ground will not absorb, a soakaway may help, though ground conditions decide what a soakaway realistically will and will not achieve — and we will say so plainly rather than fit one that cannot work. Every quote is approved by you before work starts, with materials separate.

Weather and limits

Drainage work is best assessed after rain, when the water tells its own story; the work itself needs reasonably dry conditions. We cannot guarantee a permanently dry patio — extreme rainfall overwhelms everything eventually — but we can be specific about what the drainage we fit is designed to handle.

When to call

Puddles persisting more than a day or two after rain, ice patches in winter, or algae strips that keep returning are the signs. The longer water stands, the more it damages the surface it sits on.

Prevention worth knowing

Drainage problems are mostly prevention problems. Keep channels, gullies and jointing clear so water always has an exit, watch the patio after heavy rain and note where water lingers, and deal with any new discharge — a downpipe moved, a gutter overflowing — before it rewrites your drainage. A patio that sheds water within minutes of rain stopping is a healthy patio; one that holds puddles for days is telling you to act. Small seasonal attention to the escape routes costs almost nothing and prevents the larger drainage work entirely. If a new puddle appears somewhere it never used to, note where it sits and how long it lasts — that detail tells us more in one visit than a season of guessing.

How to book

Book at maintenance-men.com or by phone. The booking fee is paid when you book, labour is hourly at a rate that depends on how soon you need us, and the full cost is quoted and approved before work starts. If you can, note where the deepest puddles sit and whether they last longest in particular spots. Materials are quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Puddles that sit for days are more than a nuisance — they are quietly damaging the patio and breeding slippery growth. We find out where the water is coming from and why it is not escaping, then quote the drainage work that will actually change things.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about poor patio drainage

Straight answers to the things customers ask most often before booking.

Can I improve patio drainage myself?

Clearing a blocked channel or gully, and brushing out silted joints, are reasonable DIY jobs. Re-working falls or fitting a soakaway are not — they involve lifting paving and ground knowledge, and a well-meant DIY soakaway in the wrong ground simply moves the puddle somewhere else.

What do you check about patio drainage?

We check falls and levels across the surface, and find where water lies and lingers. We then trace the intended drainage route and what has blocked it, look at what feeds the water such as downpipes and garden slopes, and inspect the ground beneath where needed.

Is standing water damaging my patio?

Yes, steadily. It breaks down jointing, grows slippery algae, undermines bedding under the wettest slabs, and freezes into ice in winter — which is both a hazard and, when it expands in joints and cracks, another source of damage. Puddles are never just cosmetic.

Would a soakaway fix my standing water?

Only if the ground around it will actually absorb water — heavy clay, for instance, drains so slowly that a soakaway can be pointless. We assess the ground honestly and will tell you when a soakaway is not the answer, because fitting one that cannot work is money spent on nothing.

How much does patio drainage work cost?

You pay a booking fee when you book and labour is charged hourly at a rate that depends on how quickly you need the visit. After assessing the drainage we quote the full cost for you to approve before work starts; channels, gullies, pipework and materials are quoted separately, and re-laying work is quoted after survey.
