Door release faults come in several varieties, and the type of failure points to the cause. A release that does nothing suggests a broken circuit — the button, its wiring or the lock's supply. A release that works intermittently usually means a worn connection or a tired button contact. A release that sounds but barely opens the door points to a struggling electric strike or a misaligned door. A release that sticks, leaving the door unlocked, is a strike that is failing to re-engage — a security problem as much as a convenience one.

The components in the chain

Your handset's release button is a mechanical switch that opens the release circuit — heavily used and commonly the first thing to wear. The release wiring runs from your handset, often through the flat and into shared risers, and corroded terminals are a frequent failure point. The system's release relay energises the lock, and the lock itself — usually an electric strike in the door frame, sometimes a maglock — does the physical work. Strikes fail mechanically: the moving parts wear, springs weaken, and debris accumulates. Doors move over time — hinges wear, frames settle, weather swelling changes clearances — and a strike that is even slightly misaligned will release weakly or not at all. The power supply feeding the lock can also degrade, producing weak rather than dead release.

How we diagnose

We start by reproducing the fault: testing release from your handset and, where possible, from the panel side. We measure the release voltage at the lock to see whether the signal is arriving with adequate strength, test the strike's mechanical operation, and inspect the door and frame alignment. On shared systems, other flats' experience narrows the search immediately. Where the release sticks open, we examine the strike for wear, debris and failed springs — that pattern needs prompt attention because it leaves the entrance unsecured.

What we do

Repairs include replacing the handset release button or handset, cleaning and re-terminating connections, replacing a worn electric strike, realigning the door and strike, replacing a failed relay or a degraded lock supply. Parts are quoted separately and the full cost is approved before work starts. In shared buildings, the strike and riser wiring are communal equipment; permission from your landlord or managing agent is normally required and we will not work on shared systems without it. We never force doors, drill or bypass locks — the fault is fixed by repairing the system, not circumventing it.

DIY boundaries

There are none beyond reseating a plug-in handset. Do not lubricate the strike — the wrong lubricant attracts grit and makes strike faults worse. Do not adjust the strike plate yourself; its position is critical to both the release and the door's security.

Honest expectations

We diagnose before quoting, so no cost or duration can be promised until we have seen the system. If a sticking strike has been leaving your entrance unsecured, we will treat that as the priority it is. Where the underlying cause is a moving door — subsidence, hinge wear — we will explain what we can fix and what needs another trade.

When to book

Book when release is intermittent, weak, or has stopped entirely; when the door no longer latches securely after release; or when the release has become unreliable enough that visitors wait outside. Tell us the system make if known, whether other flats are affected, and whether the door sticks or drags.

A release that works only sometimes is a fault that will eventually stop altogether. Get in touch and we will repair the chain properly, at a price agreed before we start.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Booked 14+ days ahead

£25 booking fee

then £85 per hour of labour

Best value. Book the slot now, pay the smallest booking fee.

Booked within 48 hours

£100 booking fee

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Same-day call-out

£220 booking fee

then £45 per hour of labour

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A door release that only works sometimes, opens weakly, or sticks open is more than an inconvenience — it is an access problem for you, your visitors and anyone delivering to your home. The release path has few components and each fails in a recognisable way. We test them in order, repair what has failed, and never force a door or bypass a lock in the process.

What our customers say about our Security & CCTV service

5 out of 5 from 7 reviews

Would use again

Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Job: CCTV Installation

Second time we have used them

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Job: Backup Battery Fault

Exactly what was quoted

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.

Questions people ask about intercom door release fault

Straight answers to the things customers ask most often before booking.

Can I fix a sticking or weak door release myself?

Reseating a plug-in handset is the safe limit. Do not lubricate or adjust the strike plate — both can worsen the fault and affect door security. The release circuit and lock mechanism are engineer work.

What do you check for a door release fault?

We reproduce the fault from the handset, measure the release voltage at the lock, test the strike's mechanical action, inspect the relay and supply, and check the door and strike alignment. The full repair is quoted before any work starts.

The release sometimes leaves the door unlocked — is that urgent?

Yes, treat it as a priority: a strike failing to re-engage leaves the entrance unsecured. Tell us when you book and we will prioritise the visit; the usual cause is a worn strike or debris in the mechanism.

Our block's door release has been faulty for months — can you help?

Yes, though the strike and shared wiring are communal equipment, so we will normally need your landlord, agent or housing association's permission to work on them. We will set out what approvals are needed and never force the door or bypass the lock meanwhile.

What does a release repair cost?

You pay a booking fee when you book, and labour is charged hourly at a rate depending on how soon you need us. Once diagnosed, the full cost is quoted and approved before work starts, with parts such as strikes, handsets or relays quoted separately.
