A leaking sink starts small: a damp patch under the cupboard, a drip you notice when the tap runs, a musty smell from the cabinet. Left alone, those drips soak into chipboard flooring and cabinet bases that swell and crumble long before you see obvious damage. The good news is that most leaking sinks come from a handful of straightforward causes, and a proper repair takes about an hour. The important thing is to trace the leak to its true source rather than patching the wettest point.
Where Sinks Commonly Leak
Water can escape from several places on one sink. The seal between the basin and the worktop lets water in around the rim when it perishes or was applied thinly. The waste fitting underneath the basin loosens or loses its seal. The trap and its joints drip where rubber washers have flattened or unions have worked loose. Taps and their supply connections can also leak at the base or the flexible hoses. Each is fixed differently, which is why guessing rarely works.
Why A Small Leak Worsens Quietly
Under-sink leaks are hidden, so they run far longer than they would anywhere visible. Chipboard absorbs water silently, swelling and losing strength. Damp timber in a dark cupboard is ideal conditions for mould, and persistent moisture eventually reaches the floor and ceiling below. A washer that costs a few pounds and an hour of work can, ignored, become cabinet repairs and redecorating. If you see water under the sink at all, assume it has been there a while.
How We Diagnose The Leak
We dry the area, then run the tap and watch each connection in turn: the waste fitting, the trap, the supply hoses and the tap bases. Where nothing shows immediately, we use dry tissue around each joint to catch the first droplet and pinpoint the source. We also check the basin rim seal by testing the edge where the worktop meets the sink. Only when we know the true entry point do we quote and fix — not the other way round.
How We Fix It
The repair depends on the source. A perished basin-to-worktop seal is removed and re-applied cleanly. A leaking waste fitting is reseated with a new sealing washer or, if the fitting is worn, replaced. Flattened trap washers and loose unions are renewed and tightened to the right degree — overtightening is a common cause of fresh leaks. Worn supply hoses or tap O-rings are replaced with matching parts. We finish by running water through every cycle and confirming the cabinet stays dry.
Preventing Future Leaks
Check under the sink every few months and look for damp patches or mineral marks — catching a leak early is the whole battle. Do not over-tighten tap handles or unions if you do your own maintenance, and avoid stacking heavy items against pipework in the cupboard. If you notice the smell of damp before you see water, treat it as a leak until proven otherwise.
When To Call Us
Call a plumber when you see or smell water under the sink, when a drip returns after your own tightening, or when the cabinet base is already swollen. And if the basin itself is worn or damaged, we will say so — sometimes a new sink installation works out cheaper than repeat repairs. Recurring drips usually mean a perished seal or washer, and replacing it properly beats tightening it weekly.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Water underneath your sink never stays under your sink for long — it swells chipboard, lifts worktop edges and breeds mould out of sight. If the cabinet is already swollen, mention it when booking.

Questions people ask about sink leak repair
Straight answers to the things customers ask most often before booking.
Where is my sink leaking from?
The most common sources are the waste fitting under the basin, the trap joints, the supply connections and the seal around the basin rim. We dry the area and run the water to pinpoint the true source before repairing, so we fix the cause rather than the symptom.
How urgent is a small drip under the sink?
Treat it as worth booking now rather than watching. Under-sink leaks soak into chipboard and cause mould out of sight, and damage builds while the drip is too small to seem serious.
Can I just tighten the joint myself?
If the union has simply worked loose, gentle tightening can stop it. But if a washer has perished, tightening only squashes the worn rubber and the leak returns. Overtightening also cracks fittings, so a repeated drip is best seen properly.
How is the work priced?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how quickly you need us. The full cost of the work is quoted before we start, so you approve it before any tools come out.
Will you check for damage while you are there?
Yes. We look at the cabinet base, the pipework and the area around the leak, and tell you honestly if anything needs drying out or attention beyond the plumbing itself.
