Why the Hot Water Disappears
Hot water can stop for several very different reasons, and identifying which one applies is the whole point of a proper diagnosis:
- Controls and settings — a hot water timer switched off, a combi boiler set to heating-only mode, or a thermostat turned down can all cut hot water with no fault at all. It is remarkable how often this is the answer.
- Combi boiler diverter valve — a combi prioritises heating or hot water through a diverter valve. If the valve sticks or its actuator fails, heating may work while the taps run cold, or the other way round.
- Cylinder thermostats and immersion heaters — on a system with a hot water cylinder, a failed cylinder thermostat, immersion heater or wiring fault means the water is never actually heated, even though the boiler runs.
- Pump and circulation faults — if hot water cannot circulate to the cylinder coil, the cylinder stays cold. A failed pump or an airlock is a frequent cause.
- Pressure and leaks — sealed systems lock out when pressure drops below the minimum, cutting both heating and hot water. The underlying leak still needs finding.
- Boiler internals — flow sensors, thermistors and PCBs can fail in ways that specifically affect hot water production.
Why It Needs Prompt Attention
Cold taps are inconvenient, but the reasons behind them can matter more. A sealed system that keeps losing pressure has a leak somewhere, and water escaping inside a boiler casing or under a floor causes damage that far outlasts the inconvenience. A sticking diverter valve tends to get worse and can eventually jam. Failed cylinder thermostats raise a safety question too, because water that overheats is a scalding risk. Diagnosing promptly keeps small faults small.
How We Narrow It Down
We begin by ruling out the simple settings: timer positions, boiler mode switches, cylinder thermostat settings and the pressure gauge. If those are sound, we test the electrical side — checking that the boiler or cylinder is actually receiving a demand for hot water, and that thermostats and wiring are doing their job. We then check circulation: whether the pump runs, whether water moves through the pipework, and whether the cylinder or plate heat exchanger is receiving heat. We also inspect accessible valves and pipework for leaks or airlocks. Throughout, we work without opening the boiler casing or touching any gas component.
What We Can Repair
Maintenance Men carries out water-side and electrical boiler repairs — we are not Gas Safe registered and never carry out gas work. In practice that means we can replace diverter valve actuators and cartridges, repair cylinder thermostats, immersion heaters and their wiring, replace system pumps, repressurise sealed systems once a leak is fixed, clear airlocks, and replace failed sensors, thermistors and PCBs where they are accessible. If your boiler is electric, we can repair it in full, including elements and controls. Parts are quoted separately and we confirm compatibility with your make and model before fitting anything.
If the Fault Is Gas-Side
When our checks show that water circulation and electrics are sound but the boiler still will not heat water, the fault likely sits with the burner, gas valve, ignition or flue. We diagnose within safe limits and explain what the evidence points to, but we never adjust or test gas components. Instead we recommend one of the trusted Gas Safe registered engineers we work closely with, passing on a clear summary of what we found so nothing is repeated. You will always know which parts of the job we completed and which need the Gas Safe engineer.
Aftercare Once Hot Water Is Back
Once hot water is restored, we will show you what the pressure gauge should read and how to spot the early signs of a repeating fault — a gauge creeping down, a valve that sticks occasionally, or a thermostat that seems to ignore its setting. For electric boilers, limescale on elements is a common cause of repeated failures in hard-water areas, and we can advise on treatment.
Booking Your Visit
Contact us with your boiler's make and model, whether it is a combi or has a hot water cylinder, and what exactly happens when you open a hot tap — including any error codes on the display. We may be able to offer a same-day visit, though availability varies and we never promise one. Across the West Midlands we will diagnose the fault, quote the full cost before starting, and get your hot water back.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Losing hot water disrupts everything from the morning shower to the washing up, and it is a fault you want sorted quickly. The cause can be anything from a simple control setting to a failed pump or valve. We will diagnose the problem properly, repair the water-side and electrical components we can work on, and refer you to a trusted Gas Safe registered engineer if the fault turns out to be on the gas side.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about no hot water
Straight answers to the things customers ask most often before booking.
Is there anything I can safely check first?
Yes — confirm the hot water timer or boiler mode has not simply been switched off, check the room and cylinder thermostat settings, and look at the boiler's pressure gauge against the range in the manual. Beyond that, leave the internals alone: opening a boiler casing or touching gas components is not a DIY job under any circumstances.
What do you check on the visit?
We rule out settings first, then test the demand signal, thermostats, wiring, pump circulation and diverter valve operation, and inspect accessible pipework for leaks. You get a clear diagnosis, a firm quote for the repair, and an honest explanation if anything points to the gas side.
Can you repair an electric boiler with no hot water?
Yes. Electric boilers contain no gas components, so we can repair them in full — failed heating elements, thermostats, contactors, PCBs, pumps and pressure faults are all within our scope. We confirm the exact fault and quote before carrying out the repair.
The boiler shows an error code — does that help you?
It genuinely does. Most manufacturers publish what each code means, and a code often tells us whether the fault is a sensor, a pressure issue, ignition or circulation. Read it out or photograph the display when you book, and we will have a much better idea of the likely cause before we arrive.
How is the work priced?
A booking fee is paid when you book, and the hourly labour rate depends on how soon you need us to attend. Once we have diagnosed the fault we quote the full cost and you approve it before any work starts. Parts and materials are identified and quoted separately if they are needed.
