What a Boiler Service Is — and Who May Do It
A proper boiler service involves opening the boiler casing, inspecting the burner, gas valve, heat exchanger and flue, checking combustion, and testing safety devices. All of that is gas work. Only a Gas Safe registered engineer may lawfully do it, and Maintenance Men is not Gas Safe registered — we never carry out gas work of any kind. If you book the service itself, you need a Gas Safe engineer, full stop.
What we can legitimately offer is the visit described on this page: an initial assessment of everything around your boiler that does not involve gas, and a straightforward referral to a trusted Gas Safe registered engineer we work closely with for the service itself. The Gas Safe partner performs the service and quotes for it directly — we do not broker it, mark it up or promise it on their behalf.
Why a Boiler Service Matters
An annual service is not a luxury. It keeps many manufacturers' warranties valid — skipping services is the commonest reason warranty claims are refused — and it catches slow leaks, corrosion and component wear before they become winter breakdowns. It also checks combustion safety, which matters more than any other single reason: a poorly burning boiler can produce carbon monoxide, and a service is how that is caught. None of that changes who must do it; it only explains why the referral matters and why we do not pretend otherwise.
What Our Initial Assessment Covers
If you book this visit, we assess the parts of your heating system that sit on the water and electrical side:
- System pressure and water condition — we check the gauge, look for pressure-loss patterns, and sample system water for corrosion and inhibitor levels.
- Leaks and weeping joints — radiator valves, pipework, pump seals and any visible signs of water where it should not be.
- Radiators and circulation — whether rooms heat evenly, whether bleeding or balancing is due, and whether sludge is accumulating.
- Controls — thermostat, programmer and timer behaviour, battery state and correct schedules.
- Pump and valves — the audible and functional health of the circulating pump and motorised valves.
- Signs worth flagging to the Gas Safe engineer — anything we observe that the service should pay attention to, noted in writing.
This is an initial scoping visit, not a service. It tells you the condition of the system around the boiler and equips the Gas Safe engineer with useful observations — but it does not substitute for the service itself.
How the Visit and the Referral Work
The estimate for this visit is 60 minutes — the time to assess the non-gas scope described above and prepare the referral summary. It is not an estimate for a boiler service, which typically takes longer and is quoted by the Gas Safe partner directly. After our assessment we hand you a written summary and the details of a trusted Gas Safe registered engineer we work closely with. You book the service with them on their terms and their pricing; we have no involvement in that work beyond the recommendation. If you would rather skip our assessment and go straight to a Gas Safe engineer, that is a perfectly good decision and we will say so — our visit earns its place when the system around the boiler has problems worth sorting, such as pressure loss or uneven heating, alongside the service.
When Our Assessment Adds Real Value
The assessment earns its keep in particular situations: a system losing pressure that the service alone will not fix; radiators heating unevenly; a pump or valves already making noises; a smart control upgrade you would like sorted; or a boiler that has been locking out and you want the water-side causes ruled out before paying for gas-side diagnosis. In those cases, sorting the water side and knowing what to tell the service engineer saves time and repeat visits.
What We Will Never Do on This Visit
We will not open the boiler casing, inspect the burner or gas valve, test combustion, check the flue, or perform any part of the service itself. We will not imply the assessment was a service, or that it satisfies a warranty requirement — only a Gas Safe registered engineer's service does that.
Booking the Assessment
Contact us with your boiler's make and model, its age, when it was last serviced, and anything you have noticed — pressure changes, noises, uneven heating. Same-day visits may be available but are never promised. A booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost of the assessment is quoted and approved before we start. The Gas Safe partner's service is quoted separately by them. We cover the West Midlands.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.
Booked 14+ days ahead
£25 booking fee
then £85 per hour of labour
Best value. Book the slot now, pay the smallest booking fee.
Booked within 48 hours

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
An annual boiler service keeps warranties valid, catches faults early and keeps combustion safe — and by law it must be done by a Gas Safe registered engineer, which Maintenance Men is not. What we offer is an honest starting point: an initial assessment of the non-gas water and electrical condition of your system, plus a referral to one of the trusted Gas Safe registered engineers we work closely with who will carry out the actual service and quote it directly.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Airlock in Hot Water System

Questions people ask about boiler service
Straight answers to the things customers ask most often before booking.
Do Maintenance Men service boilers?
No — we do not service gas boilers, because servicing involves opening the casing and working on gas and combustion components, which only a Gas Safe registered engineer may lawfully do. What we offer is an initial assessment of the non-gas water and electrical side of your system and a referral to a trusted Gas Safe registered engineer we work closely with, who carries out the service itself.
What happens during your initial assessment visit?
We check system pressure and water condition, look for leaks, assess radiators, circulation, pump and valves, review the controls, and note anything the service engineer should know. It is a defined scoping visit of around 60 minutes — not a service, and not a substitute for one.
Can this assessment replace an annual service or keep my warranty valid?
No. Warranty requirements and safety checks need a Gas Safe registered engineer's service, and no assessment by us satisfies that. Our visit is useful alongside the service, especially where the system has water-side problems, but it is not a replacement for it.
Who does the actual service and how is it priced?
A trusted Gas Safe registered engineer we work closely with performs the service and quotes for it directly — we do not arrange or price their work. Our own visit is priced with a booking fee paid when you book and an hourly labour rate that depends on how soon you need us, with the full cost quoted and approved before we start.
Is it worth booking the assessment at all, or should I go straight to a Gas Safe engineer?
If all you need is the routine service, going straight to a Gas Safe engineer is entirely reasonable. Our assessment adds value when the system has issues the service will not fix — pressure loss, sludge, uneven heating, noisy pumps — because we can diagnose and often repair those on the water side while you arrange the service.
