A soakaway is a buried chamber that collects surface water — from roofs, drives and paved areas — and releases it slowly into the surrounding ground. Done properly, it is the cleanest way to dispose of rainwater where no main drainage connection is available or wanted. Done badly — guessed size, wrong location, no regard for soil — it stands full after the first heavy rain and does nothing. This page is about doing it properly.
Whether a soakaway will work on your ground
A soakaway depends entirely on the ground accepting water. Free-draining soils — sands, gravels, loams — drink readily. Clay and compacted ground may accept water slowly or barely at all, and in ground that will not drink, a soakaway is the wrong solution however well it is built. That is why we test before we design: trial holes dug in several spots, filled and timed, give us the infiltration rate that decides feasibility and sizing. Where the ground is poor, the honest alternatives are land drainage carrying water to a working outfall, relocation to better ground if the site has any, or a pumped solution — and we will say which applies rather than sell you a pit in clay.
Sizing it correctly
A soakaway is calculated from two things: the area it serves — roof area, plus any paved or drive area draining into it — and the measured infiltration rate of the ground. Bigger roof, slower soil, bigger soakaway. An undersized soakaway fills in one storm and overflows back up the run; an oversized one wastes money and ground. We also position it sensibly: far enough from buildings for safety — building foundations do not appreciate sitting beside saturated ground — with a sensible fall from the drain run, and clear of trees whose roots seek water. Sited and sized properly, a modern crate or ring soakaway serves a property for decades.
How the installation works
This is quoted-project work. Survey first: infiltration testing, area measurement, level checks, and locating a route from the existing drain run to the soakaway position. Before any digging we check carefully for buried services using detectors where appropriate — no scan guarantees what is below, and utility plans are the customer's responsibility to provide. Then the dig: excavation, the chamber built from geocellular crates or precast rings wrapped in permeable geotextile, connection to the drain run — ideally with a silt trap so the new pit does not silt quickly — backfill and reinstatement of the surface.
The estimate for this job covers one working day of that project on an agreed scope; a full installation typically takes longer depending on ground, access and weather, and we stage the work and keep you informed. Groundworks are weather-sensitive: digging saturated ground makes a mess and weakens the excavation, so we schedule sensibly and say when rain should delay the work.
Permissions and honesty
Permissions around how surface water is disposed of — and whether a soakaway is permitted where you are — are the customer's responsibility to check; we explain what is involved but do not make compliance promises. And we are honest about limits: a well-built soakaway handles ordinary rainfall well, but extreme storms and water arriving from beyond your boundary are beyond any single-property system. No guarantee of a dry garden comes with any drainage.
Booking
Book an assessment visit and tell us what the soakaway will serve — roof area, drive, both — and anything you know about the ground, past drainage and services. If you have old plans or a preferred location, share them. The survey informs the quote; the installation follows once you approve the price and a suitable weather window.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A soakaway only works if it is designed for your ground — its size, depth and location all follow from how your soil accepts water and what it has to drain. We test before we quote: infiltration testing, area calculations, service checks. Then you get a surveyed price for a soakaway built to last, and nothing starts until you approve it.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about soakaway installation
Straight answers to the things customers ask most often before booking.
Could I install a soakaway myself?
A small soakaway for a single downpipe is within reach of a capable DIYer who checks for services first. A full property soakaway serving roof and drive areas is different: it needs infiltration testing, correct sizing, safe excavation and proper connection to the drain run. Getting the size or location wrong means either a useless pit or water against foundations — most people have it surveyed and installed professionally.
How do you decide where and how big a soakaway should be?
We dig trial holes in several spots and time how quickly the ground absorbs water — that infiltration rate decides feasibility and size. We calculate the area the soakaway will serve, position it a safe distance from buildings with a sensible fall from the drain run, and check for buried services before any digging. Sizing and siting follow the tests, not guesswork.
What happens if my ground turns out to be clay that won't drain?
Then we tell you before any quote, not after. A soakaway in ground that will not accept water just stands full. The honest alternatives are land drainage carrying water to a working outfall, relocating to better ground if your site has any, or a pumped solution. We will recommend the option that actually works for your soil rather than sell you a chamber that disappoints.
How long does a soakaway installation take?
It is a quoted project: survey and infiltration testing first, then excavation, building the chamber, connecting to the drain run and reinstating the surface. The estimate for this job covers one working day of that project on an agreed scope — the full installation may take longer depending on ground, access and weather, and we stage the work and keep you informed throughout.
What does a new soakaway cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us. The installation itself is quoted as a full project after survey — excavation, materials and reinstatement included — and nothing starts until you approve that price. Parts and materials are quoted separately, so there are no surprises mid-job.
